Drainage Report
Dear Earl,
I have completed my review. of the drainage plan and report for this project, and am returning it
with comments for correction.
In particular, we have a policy of not .allowing detention for private facilities within .the public
right of way.. I know that an exception was made. for your Pershing Park project, but this site is
different with the possibility of sidewalk and ADA ramps being installed in the future.
It is my understanding :that to place the .detention basin as shown on your plans, that a
maintenance agreement would 'have to be reached with the .City, which would include a variance
to the use of the right of way for your basin;
Once you have looked these comments over, it may. help to arrange a meeting with myself, Mark
Smith and Kent Laza if you still wish to pursue this design.

Improvement Plans
.Dear Earl,..:
We have received and approved. the Fire Hydrant plans for this site, however there were only 5
.sets submitted, so you need to get 5 more to us for approval stamping. -Once we receive and
.stamp all the plans, we will provide you with your sets.,
We have also .approved your Erosion. Control .plans, and therefore need 10 sets for ,approval
stamping.
We received an application for a Drainage Development Permit, however. no updated calculations
were provided. According to my file notes, I spoke with you on April 15th of this year, and you
advised me' that the site was changing, and I need not review the report which had been
submitted.
.Upon my review of the erosion control plans,. I did notice that he plan has changed somewhat, so
anew and/or revised report is required.
Please get the plans and reports mentioned above to me as soon as possible and remember to call
me §hould you have any questions:

during our prc this week, earl
mentioned to me than the mini storage
site plan would almost certainly
change.
I also happened to have his drainage
report for the site based upon the same
site plan, but I do not knoca if it came
through you or not.
pn a hunch I called earl and he told me
not to bother checking the report

so I noted this, and put a copy of the...
report in the project file.
I just wanted you to be up to date on
this project (what an idea)

R1J: Simon Kahan Mini. Storage. Facility to be Located on Lot 5, Block 1, K.F.O. Addition,
College Station, Brazos County, Texas.
De<ur Sirs:
We hereby request a variance from the 25' throat width requirement for the Manual Drive entrance to the
proposed Lot 5, Block 1 K.F.O. Addition. Reasons why this variance should be allowed are listed as
follows:
1: Because of the proposed building's dunensions, a 25' throat with would not allow
vehicles into the parking area.
2. Manuel Drive is a low volume roadway. Even if a vehicle is unable to negotiate the
corner and impedes the roadway, traffic could easily divert around the obstructing
vehicle.
3. The proposed mini-storage complex would generate extremely low volumes of traffic.
Again, if a vehicle is unable to negotiate the comer, traffic attempting to enter the
complex would not back up and further obstruct the regular roadway traffic.
4. Other properties in the area, including the adjacent property, have already constructed
entryways with configurations sunilar to the one we are proposing.
