SUBJECT: PARKING LOT PLAN. - .Ray. Mart; proposed change in use of approximately
20,000 square feet from warehouse storage to sales area. (93-404)
The Project Review Committee met on Wednesday, March 24, 1993 to discuss the above
mentioned parking .lot plan. Staff reviewed the plan with the assumption that the variances
requested to the parking number and setback requirements are granted. If the variances are
not granted, a revised site plan must be submitted for further review and approval. The
following comments were made by the various reviewing agents:
ENGINEERING:
_ Submit. a letter stating that there will not be increased runoff in order to obtain a
drainage development permit. Coordinate details with Assistant to the City Engineer
Veronica Morgan. at (409) 764-3570.
_ Construction documents .will be needed for all new water. lines and the fire sprinkler
vault.
ELECTRICAL:
_ Show the transformer location and where the service connects to the building.
_ Show all underground utility lines and pole locations. Coordinate locations with
Electrical Operations Coordinator Tony Michalsky at (409) 764-3660..
Show all public utility easements.

All areas of the building must be within 300' of a fire hydrant (as the hose lays).
Coordinate fire hydrant coverage and details with Fire Inspector George Spain at (409)
764-3781.
_ Designate fire lanes within the parking lot.
_ Show the proposed sprinkler vault.
The proposed fire sprinkler line, vault and any additional fire hydrants must be located
within easements.
WATERJWASTE WATER:
_ Show existing and proposed water and sanitary lines. Coordinate locations with
Engineering Assistant Samantha Smith at (409) 764-3660.
Correct the spelling of "Pinon" Drive.
PLANNING:
Close the curb openings closest to the corner of Pinon Drive .and Texas Avenue.
The throat .length. of the entrance drive ..needs to be lengthened .to include _the .first two
parking spaces on either side of the drive.
_ Frovide an end .parking island at the end of the .row closest. to the existing 9000 square
feet warehouse. The island that abuts the building can be removed.
_ Provide the scientific names and point requirements in the landscape legend.
Coordinate details with Mapping Specialist Nanette Manhart at (409) 764-3570.
_ Show the property lines specifically with respect to the front property line and its
relationship to the existing parking area.
_ Show adjacent ownership and zoning.
_ Adjust the numbers on the parking legend to reflect the changes to the site plan.
_ Coordinate dumpster location, screening and service with Operations Manager Jim Smith
at (409) .764-3690. Show the proposed location and screening on the plan including.
elevation drawings.
IF THE REQUESTED VARIANCES ARE GRANTED, SUBMIT 4 COPIES OF
COMPLETE CONSTRUCTION DOCUMENTS WITH THE REVISED SITE. PLAN
ATTACHED AND 3 ADDITIONAL COPIES OF THE REVISED SITE PLAN .ONLY TO
CONTINUE WITH PHASE II OF THE BUILDING PERMIT PROCESS.
