WOLF PEN CREEK DESIGN REVIEW BOARD

Meetinc Topic: Paul Clarke of Clarke & Wyndham Investments requested a meeting to
discuss the previous Sneakers site at 500 Harvey Road and the possibility of. installing a
temporary parking lot on the adjacent tract to the east of this site to meet the overall parking
requirements for the site.
City . Engineer ..Pullellexplainedthat staff is currently workin~onahond package. for the
consideration of City. Council. In thatpackage,.additionalfundiQ~fortheCorridormay be a
consideration. . There is also .some. hesitation.oQ the City's part..to accept. the responsibility of
additional liability. . . In thefllture,staff will be working. with consultants to review development
policies including the Wolf Pen Creek Corridor.
Mr. Clarke stated that in order to operate the previolls Sneakers site, additional parking.. must be
installed. . He requested that a temporary parking lot be allowed with variances granted to the
Streetscape requirements,iflydicationo;fproperty, laQdscaping,platting,etc. .. until after the Meier
study is completed in order to . allowaten~nttooperate the buildjng now. The .Meier study. will
not. be completed for.. approximately one year.
The Board agreed ataminiInum curbing should be installed to keep the temporary surface in
place and . asa . traffic. control device... · Since the top · layer of soil will. have to be .. removed. to. install
the parking surface, the additional soil c01,lldbestored as berms along Highway 30to help screen
the parking area. The parking lot could possibly be oriented another way tofitinbetter with the
overall parking sCheme.. .IIllProvements sh9~lddefinitely be made along Highway 30 with a main
interest of the Board being the long term; iI~1p~ct of the parking 10t..AIlyimprovements in this
area could seta standard and possiblydim~trlshpublic perception of the Wolf Pen Creek Corridor
with respect to a new bond election... Thed130ardsuggested that t~eapplicant submit a proposed
site plan and a written documentexpl~iningthe exact. request ~uch ~s possible variances,
development agreements, etc. Mr. Garpll~rstlggested that the. City possibly look into re-
establishing a task force to... look at thebigget picture of. the Corridor.
