SUBJECT: Parking Lot Plan -Brazos Valley Schools Credit Union; proposed credit
union to be located on Longmire Drive at Airline Drive, lot 4R-B, block
14C of Southwood Valley Section 19: (94-4D0)
A Presubmssion .Conference was held Wednesday, December 15, 1993 to discuss the
above mentioned parking lot plan. Assistant Director of Economic and Development
Services Jim Callaway moved to reeommeiZd approval of the proposed site plan with the
following conditions:
CONDITIONS OF APPROVAL:
_ Afire hydrant must be added to meet current ordinance requirements. Afire
hydrant must be located at least 300' from .the furthest point of the building as
the truck travels.
_ The entrance. side of the access drive along Airline must be a minimum of 20' in
width in order to meef fire lane requirements.
_ After a transformer location. is determined, .provide a letter requesting the
relocation of the existing overhead. electrical pole and agreeing to pay the
associated costs.
Show the actual location of the existing. water line located along Longmire Drive.
Work with staff to determine the dl~mpster location including adequate screening.
_ As a part of the construction documents, provide. paving, sidewalk and curbing
details that meet ADA requirements where necessary.
P&Z Representative Charles Smith seconded the motion to approve the site plan with
the .two conditions listed above which passed unopposed (3 - 0). The following
comments were made by the various reviewing agents:
COMMENTS/CONCERNS:
_ Gas service is available, tc~ the site along the southwest side of Longmire Drive.
Coordinate the future service and field location of that line with Lone Star Gas
Representative Don Fazzino at (409) 776-0744
_ The fire .hydrant and fire lanes must be installed and operable prior to issuance
of a building permit.
_ Submit a letter requesting. the relocation of an existing utility pole agreeing to pay
the costs associated with the relocation.
_ Electrical service :will be provided underground. It is the developer's
responsibility to provide two 4'' conduits. It is also the: developer's responsibility
for service tram .the transformer to the building. ',
_ The electrical meter will be placed on the transformer. Submit electrical load
data anda request for :electrical service.
Staff would prefer to work with a temporary blanket utility easement followed by
an easement dedication plat once the site is complete.
_ Provide one 2" conduit to follow the underground electrical lines to allow for
future cable service. Coordinate details with TCA Cable Representative Mike
Lavender at (409) 846-2044.
_ Impact statement #3 should comz~er~t on telephone service. Provide two 3"
conduits 'with a pull string from Longiriire right-of--way to building termination
(the nearest .point from Longmire). Termination will be on the outside.
.Coordinate details with. G.T.E. Representative Laverne Akin at (409) 821-4723.
_ Note minimum caliper size on canopy trees. The proposed. crepe myrtles should
be noted as fifteen gallon minimum.
Note on the landscape plan that construction debris will be removed from the
proposed parking islands prior to filling and planting.
_ Distinguish between proposed and existing and private and public water and
sanitary sewer lines.
_ Submit sanitaty sewer loadings and water demands.
_ Submit construction .documents for the .proposed fire hydrant .and refer to City
details and standards on plans.
_ Provide curbing, sidewalk and paving details.
The proposed sidewalk along- Longmire musfi meet ordinance requirements' and
`ADA cross -slope requirements where it crosses the driveway. .The existing:
sidewalk along .Airline must also meet ADA cross slope requirements where the
:.proposed driveway: will cross it.
A drainage development permitand the. $1`00 application fee is required prior to
any cite work.
SUBMIT 3 COPIES OF CONSTRUCTION DOCUMENTS WITH THE REVISED
SITE PLAN ATTACHED TO CONTINUE: WITH PHASE TV~O OF THE BUILDING
PERMIT PROCESS.:
