FIELD NOTES
.6852 ACRES
Being all that certain tract or parcel of land lying and being
situated in SOUTHWOOD VALLEY SECTION 24E in College Station, Brazos
County, Texas and being all of Lots 8 and 9, Block 56 of said
Subdivision as recorded in Volume 1140, Page 495 of the Official
Records of Brazos County, Texas and being more particularly described
by metes and bounds as follows:
BEGINNING: at a l/2-inch iron rod found marking the common most
southwesterly corner of Lots 9 & 10, Block 56 of said subdivision,
said iron rod also being in the northeast right-of-way line of
Cochise Court (based on a 50-foot width);
THENCE: N 420 08' 25" E for a distance of 137.50 feet to the common
most northeasterly corner of said Lots 9 and 10;
THENCE: S 470 51' 35" E along the northeast line of Lots 9 and 8 of
said subdivision for a distance of 215.26 feet to a 1/2-inch iron rod
found marking the most easterly corner of Lot 8;
THENCE: S 420 06' 32" W along the southeast line of said Lot 8 for a
distance of 162.50 feet to a 1/2-inch iron rod found for corner;
THENCE: N 470 51' 35" W for a distance of 71.35 feet to a 1/2-inch
iron rod found for the west corner of said Lot 8, said iron rod also !
being in the before said right-of-way line of Cochise Court;
THENCE: 73.63 feet in a northwesterly direction along the arc of a
curve having a central angle of 840 22' 41", a radius of 50.00 feet,
a tangent of 45.32 feet and a long chord bearing N 000 02' 55" W at a
distance of 67.16 feet to a 1/2-inch iron rod found marking the
common southwest corner of said Lot 8 and 9;
THENCE: 41.04 feet in a northwesterly direction along the arc of a
curve having a central angle of 470 01' 54"~ a radius of 50.00 feet,
a tangent of 21.76 feet and a long chord bearing N 650 45' 13" ~ at a
distance of 39.90 feet to a 1/2-inch iron rod found for the pOlnt of

THENCE: 36.14 feet in a northwesterly direction along the arc of a
curve having a central angle of 410 24' 35", a radius of 50.00 feet,
a tangent of 18.90 feet and a long chord bearing N 680 33' 52" W at a
distance of 35.36 feet to a 1/2-inch iron rod found for the Point of
Tangency;
THENCE: N 470 51' 35" W for a distance of 27.86 feet to the POINT OF
BEGINNING and containing 0.6852 acres of land, more or less.
