Request: Preliminary plat of 17 ETJ lots including the Texas World Speedway

ENGINEERING
Water: Water is currently available to Texas World Speedway from the City of
College Station. The City currently has an agreement with Texas World Speedway
for this provision of water. Lot 1 is the only tract that will be served with City water.
All other tracts will either connect to Wellborn Water Supply or request City service
similar to the racetrack request.
Sewer: Sewer will be provided by septic system.
Streets: Access to Lot 1, and Lots 3 - 15 will be via S.H. 6 and Peach Creek Cutoff.
Lot 2 has a narrow .piece of the lot which extends out to Peach Creek Cutoff for access.
Lot 16 has access. via Pipeline Road, a County road. Lot 17 has access to Stauffer Circle.
Drainage: Drainage is overland.
Flood Plain: Floodplain is located on the northeastern edge of Lot 1.
Easement Dedications: As shown.
IMPACT STUDIES
Water & Sewer: Water will be provided to Lot 1 from the City of College Station per
an existing service agreement with Texas World Speedway. All other lots will receive
water from Wellborn Water Supply or may request City water similarly to the
Speedway's request. Sewer will be by private septic systems, thus no impact to the
City system.
Traffic: No impact with the plat.
Drainage: No impact with the plat.
NOTIFICATION:
None required
STAFF COMMENTS /RECOMMENDATIONS
This plat will prepare 161ots surrounding the Speedway for sale. Lot 15 has already .been sold. A
plat for at least that lot showing the parent tract and details of Lot 15 is therefore required. The
floodplain information as shown on the PRC reviewed plat is incorrect.
Staff recommends approval .with the conditions that the "tracts" be renamed to "lots" and that the
floodplain information is corrected.
