Request: Consideration of a preliminary Plat of Willow Run, a 374.73 acre ETJ subdivision
located south of the Graham Road and Wellborn Road intersection on the west side of
Wellborn Road and bound by Cap Stone Dr. and I&GN Road.
Applicant: Mike McClure, Engineer for-Cary Troop and Lieven Van Riet, Owners
ZONING AND LAND USE
Zoning is not applicable as this is an ETJ subdivision. Surrounding land uses are largely
vacant... The proposed use is for single family homes. This plat proposes to divide the property
into 6 lots: ranging from ..1.4.3 acres to 21.3 acres in size. The remaining 274.86 acres is a
reserve tract for future subdivision.

Thoroughfare Plan: There are no thoroughfares on the Thoroughfare Plan shown to
cross this property.

ENGINEERING COMMENTS
Water will be supplied by Wellborn, Sanitary Sewer will be private septic system and
Electrical will be supplied by Bryan REA. There are no anticipated. negative impacts to
College Stations service systems or thoroughfares.

Graham Road and providing easements as required for. GTE.
