Request: Consideration of a Preliminary Plat of Spencer's Cove, an ETJ plat consisting of 11.3
acres and 8 lots, located on the southwest side of I&GN Road, 1 mile south of the intersection of
I&GN Road and Koppe Bridge Road.

ZONING AND LAND USE
As this is an ETJ subdivision, zoning is .not applicable and it is beyond the area of our
Comprehensive Plan. The plat complies with applicable development policies.
ENGINEERING
Water: Water will be provided by Wellborn Water Supply.
Sewer: Sewer will be by private septic systems.
Streets: Lots take access from a private road out to I&GN Road.
Drainage: Drainage is overland toward the southeast.
Flood Plain: None
