Applicant: .Pebble Creek Development Co. ZONING AND LAND USE Subject Tract: Consists of A-O, A-P, R-3 and R-4 zoning. A rezoning request will be forthcoming to request R-1 singlefamily zoning. North: C-1 General Commercial -Greenleaf Hospital East: R-1 Single Family developing South: City's Business Park West: C-1 vacant COMPREHENSIVE PLAN Land Use Plan: Reflected as low density residential Thoroughfare Plan: Marsh and Parkview are reflected as minor arterial Development Policies: No conflict Parkland Dedication: Previously dedicated ENGINEERING Water: Water is provided by an 18" waterline along Marsh and an 8" waterline along Spearman. Sewer: Sewer is provided by several 6" and 8" lines. Drainage: Drainage is overland toward the south. Flood Plain: None Oversize Request: None Easement Dedications: As shown on the plat. Sidewalks: Sidewalks will be provided on both sides of Parkview and Spearman. Staff requested that pedestrian access be explored through the two cul-de-sacs of Putter and Driver Courts to access the park. Drainage. considerations may be a limiting factor. IMPACT STUDIES Previously approved NOTIFICATION: Legal Notice Publication(s): Advertised Commission Hearing Date(s): 5-19-94 Advertised Council Hearing Dates: 6-9-94 STAFF COMMENTS /RECOMMENDATIONS Staff recommends approval with the condition that the rezonings occur before filing of final plats and with all other presubmission conference report comments. Staff would like direction from Council relative to the question of pedestrian access to the park.
