with a telecommunications tower to be located along the southbound frontage road of State
Highway 6, just south of Greens Prairie Road .with the following conditions:
(1) the driveway portion of the. site must be paved;
(2) if the tree cover of the site is disturbed, additional screening may be required; and,
(3) the applicant must meet all requirements outlined in the Zoning Ordinance amendment
-once adopted by the City Council.
Commissioner Lane seconded the motion which passed unopposed (b - 0).
AGENDA ITEM NO. 6: Consideration of a final. plat of the... Snug Harbor .Phase One E.TJ.
Subdivision. (94-210)
City Engineer Pullen presented the staff report and recommended approval of the final plat .with
the conditions outlined in the Presubmission Conference Report.
Commissioner Marion .moved to recommend approval of the final plat of the -Snug Harbor Phase
One E.T.J. Subdivision with staff recommendations. Commissioner Herring'seconded the motion
which passed. unopposed (6 - 0).
AGENDA ITEM.NO. Z Consideration of a final plat of the Southwood Plaza II Subdivision. (94-
211)
City Engineer Pullen. presented the. staff report and stated that thesubject property includes one
existing lot .into two for the future ale of property to Walmart. Lot 4K will be incorporated into a
planned expansion for the. existing Walmart facility. Sidewalks will be required on lot. 4J along
Longmre Drive as depicted on the sidewalk master plan. Since lot 4J is currently'. under separate
ownership, staff recommended that a variance be granted to the sidewalk requirement with the final
plat and required nt the time of site plan review-once the site is developed.
..Commissioner. Marion moved to recommend approval of the final plan of the Southwood Plaza II
Subdivision with the condition that the sidewalk required on lot 4J along Longmire Drive be
installed at the time of site plane review when the site- is developed and not with the final plat.
Commissioner. Lane seconded the. motion which passed unopposed (b - 0).
AGENDA ITEM NO. 8: ' Consideration of a finale plat of the Larry Scott E.TJ. Subdivision. (94-
212)
.City Engineer Pullen presented the staff report and stated that the. applicant proposes to divided the
subject 4.0 acre tract into two. lots. Access easements are: provided fore both dots. Staff
recommended approval of the final. plat as submitted.
Commissioner Herring moved to; recommend ,approval of the final plat for the Larry Scott E.T.J.
Subdivision. Commissioner Marion seconded the motion which passed unopposed (b - 0).

City Planner Kee .presented the'_staff report and :recommended .approval of the. preliminary plat as
submitted with he condition that the name of "Falcon Way' be changed due to concern expressed
by the 911 Emergency System.
Commissioner Gribou .moved to recommend approval of the preliminary plat of the Springbrook
Hidden Hollow Subdivision with staff recommendations. Commissioner Herring seconded the
motion which passed unopposed (b - 0).

SUBJECT: Preliminary Plat -Springbrook Hidden Hollow; a 6.0 acre tract of land
divided into .nine single .family lots to create an addition to the developing
Springbrook Subdivision along the north side of Barron Road at State
Highway 6 South. (94-308)
A Presubrnission Conference Meeting was held Wednesday, April 20, 1994 to discuss the
above mentioned preliminary plat. The following comments were made by the various
reviewing agents:
ELECTRICAL:
Electrical service will be ..provided underground. The developer is responsible for
street lighting and installing all conduit from the easement to the electrical
service. Submit a letter requesting electrical service and agreeing to pay the
associated costs.
Provide a public utility easement for the electrical transformers.
G.T.E.:
_ Lots 1, 2, 3 and 9 will .probably be served from Barron Road. Coordinate details
with G.T.E. Representative Laverne Akin at (409) 821-4723.

ENGINEERING:
The common area including the creek. must be platted. The common area can

Staff would prefer to loop the proposed water line if possible.
PARKS:
Parkland dedication is required prior to filing the final plat for record.
