Thoroughfare Plan: Victoria is reflected as a minor arterial

Parkland Dedication: Has been taken care of with .the master preliminary plan
ENGINEERING
Water: Adequate water will be available in Victoria Avenue once constructed by the
Edelweiss developer.
Sewer: Adequate sewer is currently available within the drainage easement along the
north side of this site, but it will need to be extended approximately 700. feet west by
the developer. to serve this project.
Streets: Access for this project is solely. from the portion of Victoria Avenue which
is not yet constructed by the developer.
Drainage: The site is bordered on the north by a proposed drainage channel to be
constructed with Edelweiss Phase 3. Once constructed, it will provide adequate
capacity for this project.
Flood Plain: None
Oversize Request: None
Proposed Public Improvements: Developer will construct Bilzen Court, along with
the necessary water, sewer and drainage facilities to meet service and ordinance
requirements as shown on the preliminary plat.
Easement Dedications: Easements will be dedicated for electric, telephone, TV
cable, 'sewer, and storm drainage facilities as shown on the preliminary plat.
Sidewalks: Sidewalk will be provided on Victoria Avenue in its construction, but no
sidewalks are required within the project.
IMPACT STUDIES
This project is part of a large master plan which has an approved impact study and
subsequent modifications.
Water & Sewer: Offsite facilities have been constructed by the Public Utilities
Department to serve these needs
Traffic: Impacts were addressed in the sizing of Victoria Avenue
Drainage: Detention for this project was determined and will be attained in the joint
detention/recreation facility along the drainage way northof this project and
'.immediately west of Victoria Avenue. This facility will be constructed with the
Edelweiss Phase 3 development.

STAFF CONIlVIENTS / RECONIlVIENDATIONS
A predevelopment meeting was held on March 30 and staff recommends approval with. the
condition that all easements be worked out between staff and the applicant. These easements
include: the parking and access easements that will be shared between lots.
Because public access, water service, and drainage facilities are intended to be provided by
other projects (Victoria Avenue Extension and Edelweiss Phase 3) staff recommends that the
acceptance of the improvements within this project be conditioned upon the prior acceptance of
the improvements required of the other two projects.
