Area: 4.02 acres No. Lots: 3 ZONING AND LAND USE Subject Tract: A rezoning from C-1 to R-4 is pending North: R-5 Apartments medium Density East: C-1 developed as storage buildings South: R-1 vacant West: R-4 vacant / R-6 developed as apartments Proposed Use: 4-plex development (15 buildings / 60 dwelling units) COMPREHENSIVE PLAN Land Use Plan: Reflected as high density residential on the front portion and low density residential on the back portion of the property. Thoroughfare Plan: No collectors or arterials reflected Development Policies: No conflict Parkland Dedication: Will be taken care of at final plat if residential zoning is granted.
