Request: Consideration of a Preliminary Plat

PHYSICAL FEATURES
Location: On the south side of Southwest .Parkway approximately 400 feet west of the
intersection of Welsh and Southwest Parkway.
Area: 4.02 acres

ZONING AND LAND USE
Subject Tract: A rezoning from C-1 to R-4 is pending
North: R-5 Apartments medium Density
East: C-1 developed as storage buildings
South: R-1 vacant
West: R-4 vacant / R-6 developed as apartments
Proposed Use: 4-plex development (15 buildings / 60 dwelling units)
COMPREHENSIVE PLAN
Land Use Plan: Reflected as high density residential on the front portion and low
density residential on the back portion of the property.
Thoroughfare Plan: No collectors or arterials reflected
Development Policies: No conflict
Parkland Dedication: Will be taken care of at final plat if residential zoning is granted.
ENGINEERING
Water: May require extension of mains to provide internal circulation
Sewer: Adequate
Streets: Adequate,. May require variance to driveway spacing requirements of Chapter 3,
Section K of the City Code of Ordinances due to location of existing driveways.
Drainage: May require the improvement of an existing drainageway to comply with the
requirements. of the Stormwater Management Ordinance.
Flood Plain: Designated flood plain along the edge of the plat. No elevations
established.

STAFF COMMENTS /RECOMMENDATIONS
A presubmission conference was held on 2-2-94. Staff recommends approval with the provision
of access easements giving lots 1 and 2 access to a public right-of-way.
