the City's design policy.

Oversize Request: There have been on oversize requests identified by the developer.

IMPACT STUDIES
Impact Studies were. addressed at the Master Plan stage for. this development. This preliminary
plat varies only slightly .from the. original master plan. Revision of the impact studies is not
required for. the staff to evaluate the proposal.
STAFF COMMENTS /RECOMMENDATIONS
.The proposed configuration differs slightly from the original approved ..master plan but this
design is better from an access standpoint.. Lots will not be accessing directly onto Spearman
brive but rather will be accessing from a rear alley. Property will need to be rezoned prior to
filing of any final plats.
