RE: Pebble Creek Phase 4 Subdivision
Electric Distribution/Service Lavout and Cost Estimate
Dear Ray:
In accordance with your request, we have prepared and. are enclosing herewith for your
review and use five (5) copies of an Electric Distribution/Service Layout. and Cost Estimate for
the proposed Pebble Creek Phase 4 Subdivision Development. A diskette is also enclosed to
illustrate the proposed electric and street lighting layout in electronic form for your City's use.
Shown on the. enclosed electric layout map far this subdivision are proposed electric
distribution system and service .additions to provide electric service to the 96 lots included in
thin single-family residential development. An underground electric service layout has been
proposed to supply electric service to this development, in accordance with the ordinance
requirements of your City, as agreed with the Developer.
Street light pole installations to provide the maximum 300' spacing dictated by your
current City policy and lighting at all street intersections and cul-de-sacs have been specified.
Additional easements .required to provide services to supply the designated street light installa-
tions are also shown on the street lighting plan shown on the enclosed. electric layout drawing.
In accordance with the new policy of your City, the Developer is responsible for
reimbursing your City for 20 % of the total estimated cost of electric service installation,
' including labor,. materials, and the standard fee percentages for engineering and overhead cost.
We compute that the 20% cost contribution required for the Pebble Creek Phase 4 Subdivision
amounts to $17,114.80.. This cost was calculated based. on a total electric service cost estimate
of $85,574.013. The total electric service cost estimate developed for this project includes on
standard allowance of 30 % to cover your City's labor related overhead costs, 7 % for .material
handling costs, and 8.5 % to cover your City's administrative and engineering costs.

In reference to the issue we discussed over the telephone on Friday, February 04, 1994,
Brazos County would choose to .not have any involvement in the platting process. of the
small portion of a road in Pebble Creek Phase IV.
I visited with our County Engineer, Richard Vance, concerning this matter and he agreed
with me that since the entire length of this road is located in Pebble Creek and does not
intersect any county roads, it would only be a confusing situation.
