acre, one lot commercial subdivision located at the southwest corner of Rock
Prairie Rd. and the SH 6 By-Pass.

Drainage:. Overland to the southeast.
Flood Plain: None
Oversize Request: None requested.
Proposed Public Improvements: Right-of--way for a right turn lane on Rock Prairie,
and a sewer extension to serve the property.
Easement Dedications: As shown on the plat
Sidewalks: Existing on Rock Prairie. Will be relocated with the right turn lane
construction as development occurs. on the reserve tract.

STAFF COMMENTS / RECOMIYIENDATIONS
This final plat consists of a 1.43 acre lot. It is being platted in accordance with the preliminary
plat that has been reviewed and is currently in the. process for approval.. This final plat is being
run concurrently at the applicant's request due to pending. contracts for sale.
A presubmission conference was held on 10-12-94. Staff recommends approval with report
comments, in particular, the inclusion of the following:
extension of 20' public utility easement along'the S.H. 6 frontage for sewer and electrical
extension,
the proposed access easement to Lot I .must be shown to align directly across from the
driveway at Victoria Bank.
Due to the proximity to the intersection. of Rock Prairie Road and S.H. 6 Frontage Rd., access to
Lot 1 will be limited to the access easement granted from the reserve tract. There will be no other
access points for Lot 1 from Rock Prairie Rd. As mentioned in the preliminary plat report, Lot 1
is not providing any financial guarantee to the city for any portion. of the Longmire extension
construction.
Although right-of--way dedication is occurring .with. this plat there will. be no lane construction
until development of the reserve tract or at such time as traffic demands it.
