GENERAL NOTES:
1. ORIGIN OF BEARING SYSTEM: The most current
deed information and recovered monuments were
used as the Basis of Bearings for this
survey.
2. The building setback requirements ore
established by the City of College Station
Zoning Ordinance No. 1638.
3. No lot shall have direct access to Longmire
Drive or to the Stote Highway No. 6 Frontage
Road.
4. All lots are outside the limits of the Zone
"A" designation identified on the Preliminary
F1bOd Insurance Rate Map No. 48041 -C-0205,
dated July 23. 1990. Additionally, all lots
are outside the limits of the base flood for
the South Fork of Lick Creek as determined
from the City of College Station Stormwater
Management Plan. The lowest habitable floor
elevation for structures to be constructed
within this development is 4.7' above the
base flood elevation. (ix-;p indicates the
minimum finished floor eleva Ion for lots
adjacent to the laO-year flood hazard area.
5. Additional 5' Utility Easements will be
required along lot lines for street light
circuits where necessary.
6. All dimensions shown along curves are arc
