C;UEllAL CONDITIOIIS AlII) RBQUIREMEJITS
1. Contractor shall field verify
and conditions and notify architect
effecting the proposed work.
all existing dimensions
of any discrepancies
2. Contractor shall c~refully review the Contract Documents
and is responsible for all work stated or implied that is
necessary for a complete job.
3. Contractors bid shall include all required labor,
materials, permit fees, sales taxes, insurance and any other
incidental expenses necessary to complete the work. Any
anticipated deviations from the the requirements of the
Contract Documents shall be enumerated along with the bid.
4. Contractor agrees to warrant the Work, both materials
and workmanship, for a period of one year from the date of
final acceptance by the owner. Contractor shall remedy, at
no expense to the owner, any defects in the Work which
become apparent during the warranty period.
5. Contractor shall coordinate the work with the OWners
construction representative and the facility Administrator.
The Administrator shall be consulted with respect to any
construction activities which may affect the daily operation
of the facility. These include, but are ftGt limited to,
vehicular access, utility shut-downs, equipment reloc~tions,
contractors u.e of utilities and similar activities.
6. All work shall be done in an expeditious and workmanlike
manner~" 8ft~1 conform to all applicable local and state
codes, standards and ordinances.
7. The existing laundry room to be vacated within the main
building shall have all plumbing capped, be thoroughlY
cleaned and all openings secured under this contract.
SITEWORK
1. Strip all existing vegetation and soft spots from the
building area. Refer foundation notes on sheet 3.
2. Stockpile removed topsoil on site for use in finish
grading around building and as directed by Owner. SubsoilS
removed shall be disposed of off-sit..
3. Select fill under floor slab shall be well graded with a
maximum plasticity index of 15 and a.minimum liquid limit of
40. Place fill in 8" lifts, compact to 95% Proctor.
CONCRETE
1. Refer foundation notes on sheet 3 for structural slab.
2. SidewalkS and flatwork shall be 4" thick concrete, rein-
forced with welded wire mesh. Provide minimum 3" thick
compacted bank sand base.
3. Provide doweled redwood expansion joints at 25' o.c. max
at straight runs and at all direction changes. Provide
scored joints at 5' o.c.
4. Broom finish sidewalks. Smooth trowel ~rrel wash.
TERMITE PROTECTION
1. Work shall be performed by a bonded and licensed
applicator under conditions suitable for the Work.
2. Treat soil prior to placement of slab
recommended for construction type and locale.

1. Concrete masonry units shall be hollow load-bearing
units grade N-I of modular dimension and conforming to ASTH
C90 (latest).
2. Mortar shall meet the requirements of ASTH-C270 Type S.

3. Reinforcing shall be "Dur-o-wall" truss type steel wire
located per the drawings.

4. Exterior face of all concrete block shall be coated with
"SPRA-HAX" latex texture coating by "Devoe". Strike mortar
joints smooth and flush with block and fill any voids prior
to coating. Thickness shall be adequate to obscure all
masonry lines. Color and texture as approved by architect
or owners representative. Apply per manufacturers specs.
ROOF TRUSSES
1. Provide pre-engineered wood trusses as shown in the
drawings.
2. Submit shop drawings to the architect bearing the seal
of a registered structural engineer. Trusses shall be
designed to sustain the required loads for the indicated
span, profiles and spacing as shown. Truss connections and
bearing details ahall be d..cribed.
3. Trusses shall be of 2x4 construction conforming to the
sections on sheet 2 and configuration in general confor.ance
with profile on sheet 3.
ROUGH CARPENTRY
1. All luaber shall be No.2 Grade, Southern Yellow Pine.
with a maximu. ~isture content of 15%. All luaber shall be
S48.
2. All sill plates in direct contact with concrete shall be
pressure treated and bear the treataent stamp.
3. Wall studs shall be placed at 16M centers. Provide
double studs at openings and corners.
4. Plywood roof decking shall be 5/8" thick, Type CD-X.
Install perpendicular to trusses with 8d common nails.
Leave 1/8" gap at side edges and 1/16M at ends.
5. Plywood soffits shall be 1/2" thick, B-C water resistant
plywood with screen vents per the drawings. Soffit plywood
and T~lll at gables shall be Class "B" fire rated.

HOLLOW METAL DOORS &. FRAMES
1. Refer Door Schedule for types and sizes.

any member of the Steel Door Institute. Doors shall be 18
gauge or 20 gauge if bonded to a solid core and reinforced
for scheduled hardware.
3. Hollow metal frames shall be 16 gauge and reinforced for
scheduled hardware. Provide rubber silencers and three jamb
anchors per jamb. -
4. Doors shall be shipped with ahop primed finish and field
painted approved color.

with a half screen. Acceptable aanufacturer. are Living

FINISH HAlWII&IlE
1. Finish hardware items are noted on Door Schedule.
2. Provide hardware to ma~ch or exceed the quality of that
at the existing facility. Verify keying requirements with
facility Admin~strator.
GYPSUM BOARD SYSTEMS
1. All gyp board shall be 5/8" thick, fire rated.
2. Type C or X board shall be used at all dry'locations.

3. Moisture-resistant board shall be used in'the immediate
vicinity of the washing machines. plumbing fixtures and hot
water heater. Refer finish schedule.
4. All joints shall be taped, floated and sanded. Refer to
finish schedule.
5. All gyp board walls and ceilings scheduled for paint
shall be finished with a smooth, orange peel texture.
VINYL COMPOSITION FLOOR TILE
1. Provide Armstrong MStandard ExcelonM vinyl composition
floor tile, "ImperialM texture. Size to be 1ZMx12"x1/8".
Color chips shall be uniformly distributed throughout the
thickness of the tile for color and pattern retention.
2. Installation shall be in strict accordance with the
manufacturers recommendations for the project conditions.
3. Equal products by ~entile, Azrock or GAF are acceptable.
Color and pattern as selected by OWner.
RESILIEII'T BASE
1. Provide 4" high rubber coved base by Roppe Corp.,
Armstrong, Kentile or Azrock.
2. Install in accordance with manufacturers recommendations
with a minimum of joints. Provide continuous adhesiv~ bed
and do not stretch material.
3. Owner shall select color from standard colors available.
FIBERGLASS REINFORCED POLYESTER WALL PANELS
1. FRP panels shall be equal to Harlite Brand Class A/I
Fire-rated panels. Provide all required sealants, drive
rivets, trim mouldings and accessories.
2. Install panels to form a wainscot where indicated on
finish schedule. Install over gyp board. Seal all panels and
joints with compatible clear silicone sealant.
3. Color and texture as selected by OWner. Installation
per manufacturers recommenaationa.
PAINTING
1. All interior wall surfaces scheduled for
recieve one coat of sealer-primer and two

1. The aluminum canopy and walkway cover ahall be as
manufactured by AEP/SPAN of Dallas, Texas (1-800-527-2503)
or "Patti Port" series by Texas Aluminum Industries of
Houston, Texas.
2. Shop drawings shall be prepared for the architects
approval indicating all materiala, attachments, joinery to
dissimilar building syste.s and load calculations. System
shall meet all local codes concerning uplift, dead and live
loads and wind resistance.
3. All components shall have a factory applied finish in a
standard color as selected by the Owner.
4. System shall incorporate drainage through the support
columns. Refer drawings for dimensions.
