Request: Consideration of Final Plats for Pebble Creek Phases 4A, 4B, and 4C,
respectively.

Location: All 3 phases are generally located at the southwest corner of Spearman Drive
and Pebble Creek Parkway.

ZONING AND LAND USE
The .property .and surrounding properties to the .north are zoned and developed as single
family residential. To the east, west and south is currently A-O and. is undeveloped.

Water: Water is provided by a 12" line in Pebble Creek Parkway.right-of--way.
Sewer:. Sewer is provided by an existing 8" line in Pebble Creek Parkway right-of--way.
Streets: Access for the phases is via Pebble .Creek Parkway and Spearman Drive.
Drainage: Drainage will be handled in the Drainage Reserve and Common Area.

Sidewalks: Along Spearman Drive and on both sides of Royale Adelade Drive and
Pebble Creek Parkway.. A bike path is also required along Pebble Creek Parkway to
continue the path already built along. Pebble. Creek. Parkway to the north of this .phase.
STAFF COMMENTS /RECOMMENDATIONS
A Presubmission conference was held on July 20, 1994 for Phase 4A only.. At that .meeting staff
recommended approval with 4 minor changes to the plat. Phases 4B and 4C were not formally
reviewed at a Presubmission Conference because the plats matched the approved preliminary and
staff had no additional comments.
Staff recommends approval. of 4B and 4C and approval of 4A with the Presubmission conference
comments.
