Applicant: Myrad Real Estate PHYSICAL FEATURES This property consists of 6 acres divided into 9 single family lots. ZONING AND. LAND USE The property and surrounding properties to the north and west are. zoned and developed as single family residential. Across Barron to the south is C-1 General Commercial. To the east is SH 6. COMPREHENSIVE PLAN Land Use Plan: Reflected as retail commercial but this preliminary plat matches the master plan. that has been approved previously by Council. Thoroughfare Plau: NA Development Policies:: No conflict Parkland. Dedication: Will. be taken care of prior to filing of final plat. Will be a monetary dedication of $1, 840.00. ENGINEERING Water: Water is provided by an 18" line in Barron Road right-of-way. Sewer: Sewer is provided by an existing 6" line in Longmire right-of--way. Streets: Access is via Springbrook Estates Drive. Drainage: Drainage is overland to the north to the creek. One storm drain will be installed to handle the runoff to the creek. Flood Plain: None located on these lots. Floodplain is contained within the common area. Oversize Request: None identified. Proposed Public Improvements: As shown Easement Dedications: As shown Sidewalks: None required STAFF COMMENTS /RECOMMENDATIONS A staff conference was held on July 1, 1994 where staff determined that the final plat as presented matched the. preliminary plat as previously approved by Council. At that. meeting staff noted the following: l . a 10' public utility easement along the street frontage of lots 5, 6, 7, 8 and 9 is required for electrical .service 2. parkland dedication in the amount of $2,025 will be required prior to filing. Staff recommends approval with the above conditions.
