No: 94-228 Request: Consideration of the final plat: of Pebble Creek Phase SD, a 9.2 acre subdivision consisting of 24 single family lots in the Pebble Creek Subdivision. Applicant:. ZONING AND LAND USE Subject Tract: R-1 Single Family, vacant.: North: R-1 Single Family, vacant East: R-1 Single Family developing South: A-O, vacant; and M-1, City's developing Business Center West: A-O, vacant COMPREHENSIVE PLAN Land Use Plan: Reflected as low density residential Thoroughfare Plan: No Conflict Development Policies:: No Conflict Parkland Dedication: Previously dedicated ENGINEERING Water: Water is provided by an 8" waterline along Spearman.... Sewer: Sewer is provided by 8" lines and an offsite extension to the south. Drainage: Drainage is both underground and overland toward the south. Flood Plain.: None Oversize Request: None Easement Dedications: As shown on the plat. Sidewalks: At the Master Preliminary Plat. stage, Staff requested that pedestrian access be explored through the two cul-de-sacs of Putter and Driver Courts to access the park. The City Council approved the preliminary plat with the condition that sidewalk access ways be .provided. .IMPACT STUDIES Previously approved NOTIFICATION: Legal Notice Publicaton(s):_ Advertised Commission Hearing Date(s): Advertised Council Hearing Dates: STAFF COMMENTS /RECOMMENDATIONS. Staff recommends approval with the conditions that the park access ways be installed, and the minimum 10 right of way be provided on the plat for the access ways. STAFF PRC REPORT Pebble Creek Phase SD Case #94-228 Discretionary Items: _ The. City Council approved the preliminary plat for Phase 5 with the condition that pedestrian access be provided through the cul-de-sacs of Driver and Putter Courts. These access points must be shown on the final plat and built or guaranteed prior to filing the plat for record. The Subdivision Regulations require a 10' right-of-way with a 4' sidewalk. Ordinance Reauirements: _ Complete construction documents must be submitted prior to scheduling the final plat for further consideration by the Presubmission Conference. Comments/Concerns: Why did the easement along the southwest side change from a 20' easement on the preliminary plat to a 10' easement. (The standard width is 20'.)
