Request: Consideration of the final plat: of Pebble Creek Phase SD, a 9.2 acre subdivision
consisting of 24 single family lots in the Pebble Creek Subdivision.

Sewer: Sewer is provided by 8" lines and an offsite extension to the south.

Easement Dedications: As shown on the plat.
Sidewalks: At the Master Preliminary Plat. stage, Staff requested that pedestrian access be
explored through the two cul-de-sacs of Putter and Driver Courts to access the park. The City
Council approved the preliminary plat with the condition that sidewalk access ways be
.provided.

STAFF COMMENTS /RECOMMENDATIONS.
Staff recommends approval with the conditions that the park access ways be installed, and the minimum
10 right of way be provided on the plat for the access ways.

Discretionary Items:
_ The. City Council approved the preliminary plat for Phase 5 with the condition
that pedestrian access be provided through the cul-de-sacs of Driver and Putter
Courts. These access points must be shown on the final plat and built or
guaranteed prior to filing the plat for record. The Subdivision Regulations
require a 10' right-of-way with a 4' sidewalk.
Ordinance Reauirements:
_ Complete construction documents must be submitted prior to scheduling the final
plat for further consideration by the Presubmission Conference.
Comments/Concerns:
Why did the easement along the southwest side change from a 20' easement on
the preliminary plat to a 10' easement. (The standard width is 20'.)
