35.330 ACRE TRACT
Being a 35.330 acre tract or parcel of land, lying and being situated in the CRAWFORD
BURNETT LEAGUE, Abstract No.7, Brazos County, Texas, and also being a portion of a
called 37.06 acre tract conveyed to George McCulloch by H. E. Burgess and Daniel
Russel by deed recorded in Volume 133, Page 560 of the Brazos County Deed Records,
said 37.06 acre tract also being that same tract formerly platted as GEORGE
McCULLOCH'S INDUSTRIAL AREA as recorded in Volume 138. Page 345 and replatted in
Volume 417, Page 495 of the Deed Records of Brazos County, Texas, the said tract also
being the same land conveyed to Robert Callaway Corporation by Donald H. Hoppe ~nd
Robert C. Hoppe by deed recorded in Volume 761, Page 7 of the Deed Records and be1ng
more particularly described by metes and bounds as follows:
BEGINNING: at an iron rod marking the most northerly corner of the aforesaid former
subdi vision, said iron rod also marking the intersection of the, southeast
right-of-way line of Luther Street with the southwest right-of-way line of the
Southern Pacific Railroad right-of-way line;

PRELIMINARY
PLAT
THENCE: S 2r 11' 16" E along the southwest right-of-way line of the Southern
Pacific Railroad right-of-way line and the northeast property line of the aforesaid
former GEORGE McCULLOCH'S INDUSTRIAL AREA for a distance of 2302.90 feet to an iron
rod marking the beginning of a curve to the so'uthwest;
THENCE: 638.47 feet along the arc of said curve having a central angle of
900 19' 28", a radius of 405.00 feet, a tangent of 407.30 feet and a long chord
bearing S 170 58' 28" W for a distance of 574.38 feet to an iron rod set at the Point
of Tangency, said curve also being along the northwest right-of-way of the Southern
Pacific Railroad wye;
THENCE: continue S 630 08' 12" W along the aforesaid northwest right-of-way of the
Southern Pacific Railroad wye for a distance of 365.79 feet to an iron rod for
corner, said iron rod also lying on the northeast right-of-way line of the abandoned
I. & G.N. Railroad right-oi-way as described in the deed from John Sembera to I. &
G.N. and recorded in Volume 24, Page 336;
THENCE: continue N 190 33' 32" W along the aforesaid right-of.,...way line for 8
distance of 2589.79 feet to an iron rod for corner, said iron rod also lying on the
southeast right-of-way line of Luther Street;
THENCE: N 440 52' 32" E along the aforesaid southeast right-of-way line and the
northwest property line of the aforesaid former GEORGE McCULLOCH'S INDUSTRIAL AREA
for a distance of 451.20 feet to the POINT OF BEGINNING and containing 35.330 acrea
