Ordinance Requirements: Show the .original plat and the proposed plat on the revised drawing. _ Show the existing 10' easement on the adjacent lots 1, 2, 3 and 4 in the College Heights Subdivision. _ Is the 10' easement that juts out on the northwest side cover the existing fire hydrant? A 20' wide public utility easement is required. _ Make sure that the variable width easement covers the existing guy wires and anchors that holds 'up the platform -bank that serves Randall's. _ Provide a ZO' public utility easement from University Drive to lot 2 to cover the electrical conduit installed to serve lot 2. (See attached drawing.) _ Add a general note that all utility easements are public utility easements. Provide a "private drainage easement" to cover the existing detention pond. Add a general note designating the maintenance responsibility of the "private drainage easement" that includes the existing pond. Comments/Concerns: _ Since the plat is identical to the original final plat with the exception of easement .locations, staff determined that no formal PRC is required. Return the revised mylar original and 13 copies of the. final plat by Tuesday, July 12, 1994 to be included in the packets of the Planning and Zoning Commission for the meeting of Thursday, July 21, 1994.. The. City Council will consider the final plat on Thursday, August 11, 1994. _ G.T.E. is presently waiting on an easement dedication along. Tarrow Street from the new owner. The. easement will be by document and will not be on the final plat. The easement will cover G.T.E.'s existing facilities that have been there since 1978. _ Remove David J. Pullen's name from the "certificate of City Engineer" and leave an .empty blank for staff to fill in once the final plat is approved.
