DISCRETIONARY ITEMS
- Access to Lot 33 Block 7 and. Lot 1 Block 9 is restricted to Purple Martin Cove
ORDINANCE REQUIREMENTS
- Verify that the 15' utility easement matches up with the proposed sanitary sewer main
- Provide an electrical easement between Lot 7 and $ Block 9
-- The`Public Utility Easement along the rear of Blocks 7 and l0 needs to be a Drainage Easement
as well
- Verify that Lots 21 and 22 Block 7 are at least 50' across the front at the 25' setback line
OTHER COMMENTS
- Sanitation trucks will pick up the :residential dumpsters from Purple Martin Cove and on the
cul-de-sac portion of Lorikeet Court only

As per the .Development Agreement,. the. filing of both Springbrook-Cypress Meadow II and
Springbrook Common .Area is conditioned on drainage improvements in the common area and on
the extension of Longmire:
ORDINANCE REQUIREMENTS
- Provide a 15' Drainage Easement to coverthe.. pipe. and headwall. near.Purple Martin
- Provide a Drainage Easement to cover the lip of the headwall on the pipe near Oriole Court
- Verify that thz 15' Public Utility Easement at the tip left corner covers the proposed sanitary
sewer main
- Add a General Note that states that the maintenance of the common area will be performed by
the Home Owners' Association
- Provide a 15' Utility Easement along the west- property line of the common area for future
extension of electrical system

SUBJECT: Final Plat -Springbrook Subdivision Common Area; approximately 18.2
acres containing only the common drainage area in the Springbrook
Subdivision. (94-223)
A Presubmission Conference Meeting was held Wednesday, June 15, 1994 to discuss the
above mentioned final plat. The Conference. recommended approval of the final plat
with the following conditions:
CONDITIONS OF APPROVAL:
_ As per the .development agreement, the filing of both Springbrook-Cypress
Meadow II and Springbrook Common .Area is conditioned on drainage and
sanitary sewer improvements in the common area and on the. extension of
Longmire Dive. All improvements must either be accepted or guaranteed before
the plat can be filed for record with the Brazos County Courthouse.
_ Add a general note whick states that the maintenance of the common area will
be performed by the Homeowner's Association.
_ Provide a 15' drainage .easement in the .common area to cover the pipe and
headwall near Purple Martin Cove.
_ Provide a drainage easement to cover the lip of .the headwall on the pipe near
Oriole Court.

Clarify the scale title block and the near the north arrow.
SUBMIT 1 MYLAR ORIGINAL AND 13 COPIES OF THE REVISED FINAL PLAT
BY THURSDAY, JUNE 30, 1994 TO BE INCLUDED IN THE PLANNING AND
ZONING COMMISSION PACKETS FOR THE MEETING OF THURSDAY, JULY
7, 1994. THE CITY COUNCIL WILL CONSIDER THE PRELIMINARY PLAT ON
THURSDAY, JULY 28, 1994. BOTH MEETINGS WILL BE HELD IN THE CITY
HALL COUNCIL ROOM, 1101 TEXAS AVENUE AT 7:00 P.M.
