an existing open channel along the easterly property line. Applicant may -request oversize
participation on the City's part in this improvement.
Flood Plain: Floodplain and floodway are located on the plat. Ths.plat will dedicate the
minimum reservation area as per the zoning ordinance.
Oversize Request: Applicant may request on drainage.
Proposed Public Improvements:. Applicant will be relocating an electrical transmission
line with he plat in order to relocate an existing easement that encumbers the property.
Easement Dedications: As shown on the plat.
Sidewalks: Sidewalks will be constructed along the south side of Colgate (they are existing
on the north sidej.
STAFF COMMENTS /.RECOMMENDATIONS
The Planning and Zoning Commission has reviewed and approved a site plan for an apartment
complex on this property, ,and the City Council has recently approved the rezoning to WPC for
Lot 1, Block l: This-proposal is for amulti-family' project which will have 240 living units on
16.5 acres for a density of 14.5 units per acre.-Most of the project will be located on Lot 1,
Block 1 wi h about b acres located on Lot 1, Block 2.
The WPC zoning district provides for the .dedication of the floodplain to .the City for future
development`of public improvements in the corridor. With this plat, the applicant is dedicating a
6.8 acre. area: for the Wol pen Creek Corridor.
A presubmi sign conference was held :June 22 and staff recommends approval with conditions as
.listed. in the report.
