Common Area: located within the existing Springbrook subdivision covering the South Fork of Lick Creek which runs through the center of the entire subdivision. Per the existing development agreement with Fountainhead, Longmire from the north property. tine in this subdivision to the existing Longmire constructed with Springbrook- Oakgrove will be constructed with this subdivision, this includes. the construction of a crossing over the creek. Park land Dedication: Sufficient dedication has already been taken care of for these 72 lots. ENGINEERING: Water: Adequate. A 12": waterline will be constructed in Eagle for future development in the area. Sewer: An 18" sewer line is being constructed through the middle. of this development to handle future development. Streets: Adequate. Longmire. and Eagle, both collectors, will be constructed with this plat. Drainage: Drainage will be mainly collected by storm sewers with a few lots with Swale sections at the rear of the properties. All this property drains to the creek which will be left in its natural state. Flood Plain: Floodplain is located only in the Common Area Plat:- Cypress Meadows Phase II does not contain any tloodplain acreage. Oversize Participation Request:. Oversize participation is being requested in the amount of 154,Ob0.77 for this phase of their development which includes Longmire and the culvert .structure over the creek.
