(94-219) A Presubmission Conference Meeting was held Wednesday,. May 28, 1994 to discuss the above mentioned final plan. The following comments were made by .the various reviewing agents: ENGINEERING: _ The original drainage plan submitted for the existing Victoria Bank & Trust site shows that the drainage capacity on Tract F is not sufficient for the four proposed lots. Lot F-4 may need to provide additional detention at .the time it is developed. PLANNING: _ For .the purposes of signage and access, dots F-2, F-3 and F-4 will be .considered as one building plot. Clarify the size and location of the proposed access easements. a PRC Report Ponderosa Place II Case #94-219 Page Z of 2 ELECTRICAL: _ Provide a 10' .public utility easement along the State Highway 6 frontage of lots F-2, F-3 and F-4. _ Provide a 10' public utility easement along the Rock Prairie Road frontage of lot F-1. WATER/WASTE .WATER: _ Coordinate the existing private sanitary sewer facility and providing service to lot F1 with staff All lots must have access to public utilities. SUBMIT 1 ORIGINAL AND 10' COPIES OF THE REVISED FINAL PLAT BY NOON ON THURSDAY, MAY 26, 1994 TO BE INCLUDED IN THE PLANNING AND ZONING COMMISSION PACKETS. FOR. THE MEETING OF THURSDAY, JUNE 2, 1994.. THE :.CITY COUNCIL ` WILL CONSIDER THE PRELIMINARY PLAT ON THURSDAY JUNE 23, 1994. (94-2I9) .ITEM SUMMARY: Ths...plat replats the existing single lot subdivision into 4 tracts with associated access and utility easements. The Planning and Zoning Commission -heard this item at their June 2nd meeting and` recommended approval with staff recommendations and that general note number 5 be revised so that tract F-2 is included.. 1Vote number 5 discusses signage and access for Tracts F-2, F-3 andF-4. STAFF RECOMMENDATIONS: Staff .recommends approval with the .Planning. and Zoning Commission comments.
