Attached please find the revised construction plans for the Cat Hollow Subdivision. Your redlined set is
also included. We have made the revisions shown on the redlined set hopefully to your satisfaction. In
working with the utility department, we have raised the sanitary sewer along Dominik to get more
clearance between the bottom of the creek and the proposed sewer line. In order to accomplish this, the
sewer line has been raised on more than one sheet.. Therefore, expect to find differences on the sewer
sheets other than what you have redlined. In addition, it was necessary to reroute a sewer line from Lynx
to Dominik (eliminating a section of line and adding another). The necessary profiles have been done and
are included on the Lynx sanitary sewer sheet. This rerouting was necessary due to the raising of the
sewer. All of the plans views affected by this rerouting (including the utility plan) have been re-plotted
and are included in your revised set. An enlarged detail of the sanitary sewer line crossing at the creek
has been provided on the Dominik sanitary sewer line sheet.
We have also added an enlarged detail for the sanitary sewer/box culvert crossing. We designed as per a
meeting with the utility department. We have not provided a set to them with the revised design. If
necessary for them to review, please allow them to use your set or contact me and I will provide an
additional set.
In addition, we had to adjust the easements on the final plat to match the rerouting of the sewer line, as
Jane may have mentioned to you. The revised plat is included in your set, and ten copies of the revised
plats have been submitted to Natalie.
Finally, we have made two changes that were not requested per your redlined comments. The 30" RCP
that enters the pond has been changed to a 3'x2' box culvert. The pipe was changed to a box for
AESTHETIC REASONS ONLY. The box comes out of the ground at an uneven slope due to the angle at
which it cuts across the berm. We feel that the sloped end of the box is preferable to the sloped end of a
pipe. The other change is an additional note added to some of the sheets requiring the contractor to
construct the manholes to match the finished grade, not natural ground.
We trust the above submitted plans have been revised sufficiently. If not, please contact me at your
earliest convenience so that we may resolve any differences remaining.

ITEM: Consideration of a Fnai Plat for Cat Hollow Subdivision, located adjacent to the existing
Glenhaven Subdivision between .Glenhaven Drive and Dominik Drive.-(94-218)
ITEM SUMMARY: This plat subdivides the existing tract into 39 residential lots. A preliminary
plat on this tract was previously approved by Council. The `applicant, as discussed with the
preliminary plat, is requesting to leave the creek at the rear of lots 8, 9, 10, 19, 20, 28, and 29 in
it's natural state with the homeowners responsible for the maintenance of that creek. There is a
note on the final p at stating Ghat any construction including buildings, grading or filling on the
properties adjacent to thee. creek will be required to obtain. a development permit before
proceeding with the work. This recommendation is made as a way to preserve the natural creek
appearance. and assure the protection of private property from damage due to erosion and
flooding. The Planning .and Zoning Commission heard this item at their meeting of June 2nd and
recommended approval with staff recommendations and the addition of a general note on the plat
explaining which entities are responsible for maintenance of the common areas and drainage ways.
The common area contains the detention pond which a HOA will maintain. The creek will be
maintained by the .individual property. owners.. Since the Planning and Zoning Commission
meeting, the applicant has requested to change 2 easement locations on the:. plat. .These changes
are:
1. remove the variable width easement on Lynx Cove at the bulb of the cul-de-sac
2. add a utility. easement between lot 33 and the common area out to Domink Drive.
Due to the .nature of these changes, staff did not feel that the plat had o return to the Planning &
Zoning Commission for their review. .Staff will present information about these changes to the
Planning and. Zoning :Commission at their next meeting.
STAFF RECOMMENDATIONS: Staff .recommends. approval with the additional note
requested by he Planning and Zoning :Commission. and the easement changes requested by the
applicant.

SUBJECT: Final Plat -Cat Hollow; approximately 18.3 acres divided into 39 single
family lots. Previously Glenhaven Phase 10 located east of Carters Grove,
south of Glenhaven Phase 8 and west of Richard Carter Park. (94-218)
A Presubmission Conference Meeting was held Wednesday, May 28, 1994 to discuss the
above mentioned final plat. The following comments were made by .the various
reviewing agents:
ENGINEERING:
_ Add a note to the final plat stating that any construction including buildings,
grading or filling on the properties adjacent to the creek will be required to
obtain a development permit before proceeding with the work. This note is
made as a way to preserve the natural creek appearance and assure the
protection of .private- property from damage due to erosion and flooding. The
property owners will individually be responsible for any maintenance of the creek
since there are no proposed improvements to reduce the operation expenses
related to the creek to the public included with this project.

_ Add a note on the .plat that would allow access through lot 29 to the rear
drainage and public utility easement. The lot can be fenced as long as a gate is
provided for maintenance vehicles. For example, "The public drainage and utility
easement along lot 29 shall be readily accessible from roadway. No fence or
other structure shall be constructed to inhibit access."
_ Show right-of-way dimensions on all streets.
_ Dimension right-of-way width of Glenhaven Drive closer to the Dominik
intersection.
Dimension the following two public utility easements:
between lots 1 and 6 along Serval Lane; and,
along Lynx Cove near curve 30.
Show and define 100 year floodplain.
UTILITIES:
_ Review the proposed utility layout and provide all necessary easements.
G.T.E.:
provide a 10' public utility easement along Glenhaven Drive outside of the right-
of-way area for telephone service lines. Coordinate details with G.T.E.
Representative Laverne Akin at (409) 821-4723.
SUBMIT 1 ORIGINAL AND 10 COPIES OF THE REVISED FINAL PLAT BY
NOON ON THURSDAY, MAY 26, 1994 TO BE INCLUDED IN THE PLANNING
AND ZONING COMMISSION PACKETS FOR THE MEETING OF THURSDAY,
JUNE 2, 1994. THE CITY .COUNCIL WILL CONSIDER THE PRELIMINARY
PLAT ON THURSDAY, JUNE 23, 1994. BOTH MEETINGS WILL BE HELD IN
