Drainage: The proposed development is in a drainage basin with no capacity to
accommodate any increase in run off. The development is proposing to control the
discharge of storm water at the pre development rate as required by the Drainage
Policy and Design Standards, Chapter 13 of the City Code of Ordinances.
Flood Plain: There is a defined creek adjacent to the property which is designated
flood prone area on the current FEMA maps.
Oversize Request: There has been no oversize participation identified.
Proposed Public Improvements: Streets, water, sewer, and electrical infrastructure
to serve the proposed development.

Easement Dedications: As shown on the plat. A common area will cover the
drainage detention pond. This common area will be maintained by a homeowner's
association.
Sidewalks: Sidewalks are required along both sides of Glenhaven Drive.
STAFF COMMENTS /RECOMMENDATIONS
This plat subdivides the existing tract into 39 residential lots. A preliminary plat on this tract
was. previously approved by Council. A Presubmission conference was held on this item on
May 18, 1994 and at that time there were a few comments made by staff. Staff would
recommend approval of the plat with the addition of a note on the plat stating that any
construction. including buildings, grading or filling on the properties adjacent to the creek will
be required to obtain a development permit before proceeding with. the work.. This
recommendation is made as way to preserve the natural creek appearance ,and assure the
protection of private property from damage due to erosion and flooding. The property owners
will individually be responsible for any maintenance of the creek .since there are no proposed
improvements to reduce the operating expenses related to the creek to the public included with
this project. Staff would include all other Presubmission Conference. comments in their
recommendation.
