Applicant: Hopes Creek Joint Venture PHYSICAL FEATURES Location: Located on the west side of Hopes Creek Road approximately 2.69 miles west of F.M. 2818 and Dowling Road. The subdivision is bound on the west by the Brazos River. Area: 302.5 acres No. Lots: 37 single family lots with 1 lot designated as a well site (avg lot size 7.89 acres) . ROW: 8.64 acres ZONING AND LAND USE As this is an ETJ subdivision there is no zoning. Surrounding land uses are largely vacant and agricultural. COMPREHENSIVE PLAN Land Use Plan: N/A Thoroughfare Plan: No thoroughfare shown on the plan through this area. Development Policies: Generally meets policies. Parkland Dedication: N/ A ENGINEERING Water: Water will be provided by Wellborn Water Supply. Sewer: Sewer will be provided by individual septic systems. Streets: Access to the subdivision is from Hopes Creek Road via one access point. Drainage: Drainage will be overland in several creek/tributary systems that cross the property. There will be several culverts under roadways to carry the water to the Brazos River. The creeks will be left in their natural state and maintenance of the culverts and portions of the creeks will be provided by the County. Flood Plain: Floodplain is located on several of the lots in this subdivision. Easement Dedications: As shown on the plat. There are 2 well-site locations on the plat. Sidewalks: None. ... ~ NOTIFICATION: Legal Notice Publication(s): Advertised Commission Hearing Date(s): 5-19-94 Advertised Council Hearing Dates: 6-9-94 STAFF COMMENTS / RECOMMENDATIONS A Master Preliminary Plat for this subdivision has been previously approved by the Council. A Presubmission Conference meeting was held on Wednesday, May 4, 1994 to discuss the final plat. At that time only a few comments were made regarding necessary changes. The County Commissioner's Court will consider this plat on May 16, 1994. Results from that meeting will be made available at the Planning and Zoning Commission meeting. Staff recommends approval with the Presubmission Conference comments.
