Area: 4.985 Acres No. Lots: 3 lots ZONING AND LAND USE Subject Tract: C-l/General Commercial/vacant North: C-lIGeneral Commercial/vacant East: small strip remains C-l with R-lISingle Family Residential beyond/vacant South: C-l/General CommerciallRosewood Office Park West: Proposed Use: Funeral Home COMPREHENSIVE PLAN Land Use Plan: Retail Commercial Thoroughfare Plan: NA Development Policies: No conflict Parkland Dedication: NA ENGINEERING Water: Water is provided along Texas Avenue and Morgan's Lane. Sewer: Sewer is provided through an 8" line that runs between lots 16A & 16B and 16C. Drainage: Drainage is overland toward Texas Avenue. Floodplain: None Streets: Plat is bordered by Texas Avenue and Morgan's Lane. Access will be from Morgan's Lane which is currently an unimproved roadway. Morgan's Lane is not a part of this plat, but the applicant is planning on an overlay to improve Morgan's Lane for access purposes. Easement Dedication: As shown on the plat. Proposed Public Improvements: None STAFF COMMENTS / RECOMMENDATIONS This final plat is subdividing lot 16 into 3 lots. These subdivisions have already occurred by metes and bounds and this replat is correcting that situation, thus bringing the subdivision into compliance with our Subdivision Regulations. Staffhad a Presubmission Conference on Wednesday, May 11, 1994 and at that time requested several easement additions. Staff recommends approval with the Pre submission Conference comments.
