HomeMy WebLinkAboutStaff Report STAFF REPORT Case No: 94-214 Request: Consideration of a Final Plat for Southwood Forest Phase 5 Applicant: Municipal Development Group PHYSICAL FEATURES Location: On the northwest corner of Rock Prairie road and Rio Grande, east of the Southwood Living Center and South of Southwood Forest Phase 4 Area: 5.00 acres No. Lots: 7 residential Lots, 1 Commercial Lot ZONING AND LAND USE Subject Tract: The residential is R-4, the Commercial is CN, all vacant North: R-l Existing Single Family Residential East: R-l Existing Single Family Residential South: R-l Existing Single Family Residential West: R-4 Existing Southwood Living Center Proposed Use: Single family residential and future commercial development COMPREHENSIVE PLAN Land Use Plan: Reflected as low density residential Thoroughfare Plan: N/A Development Policies: No conflict Parkland Dedication: Dedications for this phase were addressed with earlier phases of Southwood Forest ENGINEERING Water: Existing system is adequate to serve the proposed development Sewer: Existing system is adequate to serve the proposed development Streets: Existing street system is adequate to serve the proposed development Drainage: The proposed development is proposing to control the discharge of storm water at the pre development rate as required by the Drainage Policy and Design Standards, Chapter 13 of the City Code of Ordinances. Flood Plain: N/ A Oversize Request: There has been no oversize participation requested. Proposed Public Improvements: Streets, water, sewer, storm drainage and electrical infrastructure to serve the proposed development. Easement Dedications: As shown on the plat. Sidewalks: Sidewalks are not required. STAFF COMMENTS / RECOMMENDATIONS The Planning and Zoning Commission approved the preliminary plat without comment on February 17th, 1994, and Council approved the preliminary plat on March 10th. Staff recommends approval.
