Location: South side of Southwest Parkway approx. 400 feet west of Welsh Avenue.
Area: 4.02 Acres

ZONING AND LAND USE
Subject Tract: Rezoning from C-1 to R-4 was approved March 10, 1994
North: R-5 Apartments
East: C-1 Self Storage Buildings
South: R-1 Vacant
West: R-4 Vacant and R-6 Apartments
Proposed Use: 4-plex Development (15 Buildings, 60 Units total) .
ENGINEERING
Water: Adequate facilities in Southwest Parkway to be extended with easements to
serve each lot.
Sewer: Adequate facilities along eastern property line
Streets: Access solely to Southwest Parkway. Variance previously granted for location
of sole driveway.
Drainage: Easement required over drainage ditch along eastern edge of property.
Flood Plain: Shallow flooding present as shown on plat but contained within drainage
ditch in easement.
Oversize Request: None
Proposed Public Improvements: Onsite water distribution lines for domestic and fire
suppression uses and a six foot wide sidewalkon'SouthwestParkway.
Easement Dedications: As shown on the plat including water, drainage and private
access and parking.
Sidewalks: Six foot walk provided along Southwest Parkway.
STAFF COMMENTS / RECOMMENDATIONS
The project was reviewed in a Presubmission Conference ~5-2-94 with easements and utility
locations being the primary concerns. (
Staff recommends approval of the final plat wit9Ahe conditions and revisions noted in the
Presubmission Conference Report.
