ITEM: Consideration ofa Final Plat for Pontalba Subdivision (94-213)
ITEM SUMMARY: This plat lies on the south side of Southwest Parkway approximately 500
feet west of Welsh Avenue and includes 4.02 acres being divided into 3 multi-family residential
lots. The project will consist of 15 fourplex units for a total of 60 units, and will be constructed in
three phases. . This plat was reviewed by the Planning. and Zoning Commission on May 19th. and
approved unanimously.
STAFF RECOMMENDATIONS: Staff recommends approval.

Re: Pontalba Subdivision
I have revie\'Ved both the easement document you sent me and the as built drawings
here at PUD. The six inch water line on the western edge of the property is not
addressed in the easement document. Does it already exist? I also question v.kly'
there are no easements provided for the wastewater lines. Are these private lines?
The plat1s do not designate them as such. If the wastewater lines are not private, (
then I have some real heartbum with the bends that have been installed without
manholes, but that is another issue.

Final Plat - Pontalba Subdivision; approximately 1.34 acres divided into
three R-4 apartment lots located on the south side of Southwest Parkway
and 400' west of the Welsh Avenue intersection. (94-213)
SUBJECT:
A Pre submission Conference Meeting was held Wednesday, April 27, 1994 to discuss the
above mentioned final plat. The following comments were made by the various
reviewing agents:
WATER/WASTE WATER:
Provide a public utility easement to cover the proposed water line to the meter
or move the meter onto lot 1.
Correct the dimension error along the rear of lot 1 that reads "179.63'''.
ELECTRICAL:
The transformer can be located in the detention area as long as the pad is built
so that the transformer will be out of the water.
PLANNING:
Remove the building setback lines from the final plat.

G.T.E.:
Provide a 5' public utility easement along the frontage of Southwest Parkway for
telephone service lines. Coordinate conduit layout with G. T.E. Representative
Laverne Akin at (409) 821-4723.
SUBMIT 1 ORIGINAL FILM POSITIVE AND 10 COPIES OF THE REVISED
FINAL PLAT BY FRIDAY,MA Y 13, 1994 TO BE INCLUDED IN THE PLANNING
AND ZONING COMMISSION PACKETS FOR THE MEETING OF THURSDAY,
MAY 19, 1994. THE CITY COUNCIL WILL CONSIDER THE FINAL PLAT ON
THURSDAY, JUNE 9, 1994. BOTH MEETINGS WILL BE HELD THE CITY
HALL COUNCIL ROOM, 1101 TEXAS AVENUE AT 7:00 P.M.
