Phase 10-A is approximately 1.99 acres that includes the extension of North Forest Parkway through Phases 8 and 9 of Emerald Forest. (94-206 & 207) A Presubmission Conference was held Wednesday, April 27, 1994 to discuss the above mentioned preliminary plat. The construction documents for both phases have not been approved for construction at the time of the Conference. The following comments were made by the various reviewing agents: PARK&~ c, ~otrVerify that parkland Emerald Forest. dedication requirements have been met with preVIOUS phases of W A TERIW ASTE WATER: I Staff expressed concern with the placement of fences along block 18, lots 1, 2, 7, 8, 14, 15, 20, 22 and 27. Access to the manholes located along the rear of these lots must be available. I Provide a 20' public utility easement along the east property line of lots 7, 8, 20, 21 & 22. "'.. Jo'V There are stilI minor changes to be made to the construction documents for both Phases 10 and lOA Revised drawings must be submitted by May 12, 1994 to be considered by the Planning and Zoning Commission meeting on May 19, 1994. 911 EMERGENCY: .; Recommended that the address numbering along North Forest Parkway differ from the ranges in other streets with "Forest" in their name. /' Walnut Grove and Walnut Grove Court should have the same name. ELECTRICAL: Dimension all easements and show off-site easements. Representative Laverne Akin at (409) 821-4723. SUBMIT 10 COPIES AND 1 ORIGINAL FILM POSITIVE OF THE REVISED FINAL PLATS BY FRIDAY, MAY 13, 1994 TO BE INCLUDED IN THE PLANNING AND ZONING COMMISSION PACKETS FOR THE MEETING OF THURSDAY, MAY 19, 1994. THE CITY COUNCIL WILL CONSIDER THE PLAT ON THURSDAY, JUNE 9, 1994.
