Location: East of Welsh Ave bounded by Balcones Drive and FM 2818

Subject Tract: C-N and C-3; currently vacant
North: R-1 Single Family; developed as A&M Consolidated High School
East: R-.1 Single Family; developed as Georgie Fitch Park
South: R-5 Apartment Buildings / Medium Density; currently vacant.
West: R-5 Apartment Buildings / Medium Density; currently vacant.
Proposed Use: Zip-In Food Market on corner and unknown at this time on
remainder.
COMPREHENSIVE PLAN
Land Use Plan: High Density Residential
ThoroughfarePlan: 2818 is reflected as a major arterial; Welsh is reflected as a
minor arterial.
Development Policies: No conflict
Parkland Dedication: None required
ENGINEERING
Water: Adequate and in place, may require extension across FM 2818 for service to
some commercial lots.
Sewer: Adequate capacity for the land uses as zoned and common C-1 uses. May
not be adequate capacity for highest generators in C-1 General Commercial.
Streets: Adequate and in place.
Drainage: Flood plain divides the tracts and completely covers two commercial
lots. Site development within the flood plain may require channel improvements.
Improvements may be required in the drainage way to comply with the Drainage
Policy and Design Standards, Chapter 13 of the City Code of Ordinances.
Flood Plain: All of the lots have flood plain and floodway on them. All
