SUBJEct: FINAL PLAT - University Park II; proposed replat of 1.717 acres known
as block S-I, lots 1, 2 and 3 to be resubdivided into four lots for three
duplexes and one fourplex on Winter Park Drive. (94-202)
The Project Review Committee met on Wednesday, January 12, 1994 to consider the
above mentioned final plat. The following comments were made by the various
reviewing agents:
STAFF COMMENTS:
Reference the volume and page numbers of previously dedicated public utility
easements noted on the final plat drawing.
Rename the 20' sewer easement located between lot 4R of block S-IR and block
B to a "public utility easement" to cover the existing utilities in that easement.
The proposed access drive and parking area for all four lots must be shown and
dedicated as a cross parking and access easement.

Verify that conduit has been installed for telephone cable when the electrical
conduit was installed. Coordinate details with GTE Representative Laverne Akin
at (409) 821-4723.
A drainage conference with the College Station engineering department is
required prior to issuance of a drainage development permit to clarify some
details in the impact study. Coordinate this conference with Development
Coordinator Shirley Volk at (409) 764-3570.
Place arrow heads on the lines that point to building setback lines and easements.
If rear access and parking is provided to the development, the front setback can
be reduced to 15'.
SUBMIT 10 COPIES OF THE REVISED FINAL PLAT BY FRIDAY, JANUARY 28,
1994 TO BE INCLUDED IN THE PLANNING AND ZONING COMMISSION
PACKETS FOR THE MEETING OF FEBRUARY 3, 1994. THIS CASE IS
SCHEDULED FOR CITY COUNCIL CONSIDERATION ON THURSDAy,
FEBRUARY 24, 1994.
