Ordinance No. 1638 (the Zoning Ordinance) requires the applicant to furnish the following
information:

1.) List the changed or changing conditions in the area or in the City which make this zone change
necessary .
A golf practice facility is a permitted use under C1 zoning. The present
R-1 zoning will not permitt such use. There is a need for such a facility
and the location on the subject property will not have a negative impact
on the adjacant land. The owner owns adjacant land to the north and south.
Land on the East and West sides are zoned M-1, light industrial. A first
class practice facility is proposed which would be anasset.t.o the community .
2.) Indicate whether or not this zone change is in accordance with the Comprehensive Plan. If it is not,
explain why the Plan is incorrect.
The comprehensive plan calls for this-property to be C-1.
3.) List any other reasons to support this zone change.
