AN ORDINANCE REZONING A 11.876 ACRE TRACT OF LAND CONVEYED
TO EDSELG. JONES AND 0.0. BUTLER BY DEED RECORDED IN VOLUME
84, PAGE 506, OF THE BRAZOS COUNTY DEED RECORDS FROM R-1
SINGLE FAMILY RESIDENTIAL TO C-1 GENERAL COMMERCIAL.
WHEREAS, on December 8, 1994, the City Council of the City of College Station
convened and pursuant to notices proscribed bylaw, held a public hearing with
regard to the application for the rezoning of a 11.876 acre tract of land conveyed
to Edsel G. Jones and O.D. Butler by deed. recorded in Volume 84, Page 506, of
the Brazos County Deed Records, said tract being more particularly described
by metes and bounds as follows: .
BEGINNING at the South comer of the aforementioned 36.876 acre tract, said
comer also lying in the northeast right-of-way line of Farm-to-Market Road 2154;
THENCE northwesterly along the northeast right-of-way line ofFM 2154 for the
following ~lIs:
N 44033' 00" Wfor a distanceof333.05 feet to an angle point;
N 280 17' 41" W fora distance of 535.86 feet to an angle point;
N 00 23' 03" W for a distance bf175.43 feet to the point of intersection of the
northeast right-of-way line of FM 2154 with the southeast right-of-way line of FM
2818;
THENCE N 610 15' 47" E along the southeast right-of"way line of FM 2818 to a
point for corner;
THENCE S 450 34'04" E across the said 36.684 acre tract for a distance of
863.91 feet to a point lying in the southeast line of the said 36.684 acre tract;
THENCE southwesterly along the southeast line of the 36.684 acre tract for the
following calls:
S 460 56' 30" W for a distanceof 264.41 feet to .an angle point;
S 420 30' 00" W for a distance of 368.00 feet to the PLACE OF BEGINNING
containing 11.876 acres of land, more or less.
WHEREAS, the above-described tract is currently zoned R-1 Single Family
Residential and the current use is pasture land;
WHEREAS, the owners of the above-described property, Edsel G. Jones and
O.D. Butler, have applied for the rezoning of said tract to C-1 General Commer-
cial;
WHEREAS, the City Council of the City of College Station, Texas, heard
evidence as to the location of the property on the southeast corner of FM 2818
and FM 2154;
WHEREAS, evidence was presented that the proposed use of the property will
be for a golf driving range; and

WHEREAS, evidence was presented that the proposed zoning change is in
accordance with the Comprehensive Plan;
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF COLLEGE STATION, TEXAS, that the above-described 11.876 acre tract is
hereby rezoned from R-1 Single Family Residential to C-1 General Commercial
effective immediately.
