ORDINANCE NO.
AN ORDINANCE REZONING A 4.314 ACRE TRACT OF LAND SITUATED IN
THE CRAWFORD BURNETT .LEAGUE, A-7, COLLEGE STATION, BRAZOS
COUNTY, TEXAS, .FROM C-2 COMMERCIAL-INDUSTRIAL TO R-5 APART-
MENT/MEDIUM DENSITY.
WHEREAS, on December 8 , 1994; the City Council of the City
of College. Station convened and pursuant to notices .proscribed by law. held a
public hearing with regard to the application for the rezoning of 4.314 acres of
property situated in the Crawford Burnett League: A-7, _College Station, Brazos
County, Texas, and being more particularly described by metes and bounds as
follows:
BEGINNLNG: at the most. southerly comer of the said 159.67 acre tract, said
point also being in the northeast right-of--way line of F.M. 2154 and also being
the most westerly comer of the University Industrial Center Phase I, 11.29 acre
- tract as described in Volume 456, Page 249 of the Deed Records of .Brazos
County, Texas;
THENCE: N 44° 43' 13" 1N along said right-of-way line of F.M. 2154 for a
distance of 249.44 feet to an angle .point in .said right-of: way;
THENCE:. N 47° 03'.22" W along said right-of--way for a distance of 180.08 feet
to a point;
THENCE: N 41 ° 5T 50" E into the interior of the beforementioned 159.657 acre
tract for a distance of 430.69 feet to a point;
THENCE: S 48° 11' 59" E for a distance of 429.08 feet to a point in the north
line of the beforementioned University Industrial Center,
THENCE: S 41 ° 5T 50" W along. the common line between the said University
Industrial Center and the beforementioned 159.657 acre- tract for a distance of
449.43 feet'to the POINT OF BEGINNING and containing 4.314 acres of land,
more or less.
WHEREAS, the above-described. property -is currently zoned C-2 Commercial-
Industrial and the current use is,open-agriculture;
WHEREAS, the; owner of the ,above-described property, lieven J. Van Riet,
Trustee, Ihas applied for the rezoning of the above-described property to R-5
Apartment/Medium Density;
WHEREAS; the City Council of the City of College Station, Texas, heard evi-
dence that the proposed rezoning is beyond the City's current Comprehensive
Plan;
WHEREAS,. evidence was presented concerning the. general development in 'the
area over the last several .years; and
WHEREAS, the City Counci for the City of College Station, Texas, has
concluded that there are changed conditions that .justify the rezoning of 'the
subject property to R-5 Apartment/Medium Density;

NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF-THE CITY
OF £OLLEGE STATION; TEXAS, that the above-described property is .hereby
rezoned from ' C-2 Commercial-Industrial to R-5 Apartment/Medium Densoty,
effective immediately.
