Case No.: 94-113
Request: Consideration of a rezoning request for 72.4 acres in the Pebble Creek Subdivision for future residential
phases. The request is to rezone Tract 1 located northeast and adjacent to Marsh Blvd. from R-3, R-4, A-P, A-O to R-
1 Single Family and Tracts 2 and 3 located southeast of Spearman adjoining Pebble Creek Parkway from A-O to R-lA
and R-1 respectively..
Applicant: Pebble Creek Development Co.
ZONING AND LAND USE
Property to the north of tract 1 is zoned C-1 and developed as office commercial. West is vacant C-1
property. South is vacant A-O and A-P. East is developing single family lots.
Property north of tracts 2 and 3 is zoned and developed as single family. West and south is vacant A-O. East
across Pebble Creek Parkway is vacant A-O.
COMPREHENSIVE PLAN
Land Use Plan: Area is reflected as low density residential, transitional and retail commercial on the land
use plan
Thoroughfare Plan:. Marsh and Spearman are reflected as minor arterials
Development Policies: No conflict
Parkland Dedication: Previously dedicated.
ENGINEERING
Water: Adequate and available. Extensions within these tracts will be done at the time of platting.
Sewer: Adequate and available. Extensions within hese tracts will be done at the time of platting.
Streets: Adequate. Extensions within these tracts will be done at the time of platting.
Drainage: Drainage is overland. Improvements in compliance with the City of College Station Drainage
Ordinance will be required at the time of platting.
Flood Plain: None

These rezonings are in order to clean up and align zoning boundaries with proposed plat. boundaries for single family
lots and to allow for the continued development of the Pebble Creek Subdivision.
