Request: Consideration of a rezoning request from R-1 Single Family to A-P
Administrative Professional for approximately 3,77 acres generally located
along the south side of F.M. 2818, approximately 100 feet west of the
intersection at SH 6 Bypass.
Applicant: Karbrooke, Inc.
ZONING AND LAND USE
Surrounding zoning consists of R-1 Single Family. Surrounding property is .largely vacant
with the exception of property to the east which has a church and an office building.
COMPREHENSIVE PLAN
Land Use.Plan: Area is reflected as office commercial as per the revised land use plan
adopted as part of the 2818 Land Use Study adopted by Council in August, 1992.
Thoroughfare Plan: N/A
Development Policies: Request complies with policies
Parkland Dedication: N/A at this time
ENGINEERING
According to the 28.18 study :all utilities evaluated are of sufficient capacity for any mix of uses.
Streets are adequate. There is a 60' access easement running along the..western boundary of this
property. It provides a secondary access point for the office building, .Crystal .Park Plaza. This
property will have to be platted as it has been subdivided from. a larger .piece owned by Clint
Bertrand. There is floodway and floodplain located on this property. Development can be located
within the floodplain as long as there is compliance with the Drainage Ordinance.

STAFF COMMENTS /RECOMMENDATIONS
There is a .02 acre triangular piece of property along the 2818 frontage that is not included with.
this request. It was left over from the Clancy tract across .2818 when the 2818 right-of--way was
established. This should be .included with the tract under .consideration, if possible, to .avoid
confusion because it is so small.
This request is in compliance with the City's land use plan. and development policies. A condition
of the rezoning should be that the property be platted and the existing 60' access easement should.
be a shared access between this property and the adjacent property to the west. The plat and
rezoning .should also include the small triangular piece mentioned previously if that is possible.
Staff recommends approval of the rezoning with the above conditions.
