Land Use Plan: Subject site is reflected as Retail Commercial as per the conceptual land use plan shown to Council during the annexations and the thoroughfare plan amendments. Council gave direction to staff to use this conceptual land use plan when making development related recommendations. Thoroughfare Plan: Highway 6 is a Major Arterial Development Policies: Minimum depth of 400' is recommended to avoid strip commercial. Policies call for commercial at intersections of major roadways with "step-down" zoning beyond. Parkland Dedication: N/A ENGINEERING Water: Water. is provided through a 24" line in the S.H. 6 frontage road right-of--way. Sewer: There is no sewer available to this lot. Streets: Frontage is on S.H. 6 frontage road. Drainage: Drainage is overland to the southeast. This request will bring the existing storage facility into compliance with the use restrictions of the G l district, whereas the existing zoning would not allow mini- warehouses. Sewer is currently not available to this tract. Sewer will have to be extended at the developers cost for any future development which would .require sewer facilities. This extension is such that the developer. may be able to request oversize participation. Staff recommends approval of the request.
