STAFF COMMENTS / RECOMMENDATIONS
The R-1 A designation provides more flexibility than the standard R-1 district in that it has a smaller
minimum lot size of 4000 square feet as opposed to 5000. This difference in size allows for up to 10
dwelling units per acre instead of the 8 as permitted in R-1.
This rezoning will result in the continuing development of Emerald Forest. The request is in
compliance with the Land Use Plan and the master development plan for the subdivision. Staff
recommends approval.
