ORDINANCE NO. 1487
AN ORDINANCE REZONING A PART OF THE SHENANDOAH SUBDIVISION AND FIVE (5) TRACTS OF LAND
L Y I NG AND BE I NG SITUATED I N THE ROBERT STEVENSON LEAGUE A-54 BRAZOS COUNTY, COLLEGE
STATION, TEXAS, AND BEING MORE FULLY DESCRIBED IN THE BODY OF THIS ORDINANCE, FROM
AGRICULTURE-OPEN SPACE DISTRICT A-O TO SINGLE FAMILY RESIDENTIAL DISTRICT R-I, NEIGH-
BORHOOD BUSINESS DISTRICT C-N, PLANNED COMMERCIAL DISTRICT C-3, AND ADMltIISTRATIVE-
PROFESSIONAL DISTRICT A-P.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE STATION, TEXAS:
WHEREAS, the City Council held a pubTlc hearing in the City Hall at 7:00 P.M. on Thurs-
day, December 8, 1983, on the question of rezoning certain areas
within the City limits;
AND, WHEREAS, the City Council has determined the following:
To rezqne or change the classification of a part of the Shenandoah Subdivision and five
(5) tracts of land lying and being situated in the Robert Stevenson League, A-54, Brazos
County, College Station, Texas, being a part of that 159.3813 acre tract conveyed to
J. Spencer Wendt, Trustee, by Robert Wood et-al, by deed recorded in volume 545, page
694 of the Deed Records of Brazos County, Texas, and being a part of the plat recorded
in Volume 590 Page 251 of the Deed Records of Brazos County, and all being more fully
described as follows:
TRACT NO.1 (a part of the Shenandoah Subdivision)
All lots and property in Shenandoah Phase 1, save and except the lots in the Planned
Unit De,velopment, and the tracts labeled on the plat 'IReserved for Future Resubdivision",
from Agriculture-Open Space DistrictA-O to Single Family Residential District R-l.

AN ORDINANCE REZONING TWO TRACTS TOTALLING 8.857 ACRES SITUATED
IN THE CRAWFORD BURNETT LEAGUE, ABSTRACT NUMBER 7, IN COLLEGE
STATION, BRAZOS COUNTY, TEXAS. SAME 2.00 ACRE TRACT AND 6.857 ACRE
TRACT BEING A PORTION OF TRACT A, SOUTHWOOD VALLEY SECTION 30,
AN ADDITION OF THE CITY OF COLLEGE STATION, PLAT BEING RECORDED
IN. VOLUME 508, PAGE 571. OF THE DEED RECORDS OF BRAZOS COUNTY,
TEXAS FROM C-N NEIGHBORHOOD COMMERCIAL AND C-3 PLANNED
COMMERCIAL TO C-1 GENERAL COMMERCIAL.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF COLLEGE
STATION, TEXAS:
WHEREAS, the City Council held a public hearing in the City Hall Council Chambers at
7:00 P.M. on Thursday, February 24, 1994, on the question of rezoning certain areas within
the City limits:
AND, WHEREAS, the City Council has determined the following:
To rezone or challge the classification of all that certain tract or parcel of land totalling
8.857 acres, lying and being situated in the Crawford Burnett League, Abstract Number 7,
College Station, Brazos County, Texas and being Tract A of Southwood Valley Section 30,
fronl C-N Neighborhood Commercial and C-3 Planned Commercial to C-1 General
Commercial. Said tract is more particularly described follows:
2.00 acre tract
from C-N to C-1:
Field notes of a. 2.000 acre tract or parcel of land lying and being situated in the Crawford Burnett
League Abstract No.7, College Station, Brazos County, Texas. Same 2.00 acre tract also being a
portion of Tract A, Southwood Valley Section 30, an addition to the City of College Station, plat
being recorded in Volume 508, Page 571 and conveyed to owner by deed dated August 1, 1993
and recorded in Volume 1897, Page 80 of the Deed Records of Brazos County, Texas.
Said 2.00 acre tract being more particularly described by metes and bounds as follows:
BEGINNING at a 1/2" diameter iron rod set for the northwest corner of same Tract A and also
marking the intersection of the southeast right-of-way line of Texas State Farm To Market Road
2818, commonly known as the West Bypass, with the east right-of-way line of Welsh Avenue.

League Abstract No.7, College Station, Brazos County, Texas. Same 6.857 acre tract also being a
portion of Tract A Southwood Valley Section 30, an addition to the City of College Station, plat
being recorded in Volume 508, Page 571 and conveyed to owner by deed dated September 6, 1993
and recorded in Volume 1902, Page 229 of the Deed Records of Brazos County, Texas.
Said 6.857 acre tract being more particularly described by metes and bounds as follows:

the most northerly corner of the aforementioned Tract A, Southwood Valley Section 30;
THENCE S 500 03' 22" E for a distance of 377.02 feet to a 1/2" diameter iron rod for corner,
same iron rod also marking the most easterly corner of same aforementioned. Tract A;
THENCE S 430 38' 41" W along the . common line between said Tract A and Tract B of same
Southwood Valley Section 30 for a distance of 415.30 feet to a 1/2" diameter iron rod set for angle
point;
THENCE S 500 38' 05" W along same common line between said Tract A and Tract B of same
Southwood ValIeySection 30 for a distance of 19.56 feet pass a 1/2" diameter iron rod set marking
the northwest corner of Tract B and the northeast corner of Tract C of same Southwood Valley
Section 30, and continuing along the common line between Tract A and Tract C for a total
distance of 186.37 feet to a 1/2" diameter iron rod set for angle point;

341.28 feet to a 1/2" diameter iron rod set for corner, same corner also lying on the east right-of-

feet to a 1/2" iron rod found for corner;
