Field notes of a 2.000 acre tract or parcel of land lying and being situated in the Crawford Burnett Le:ague
- Abstract No.7, College Station, Brazos County, Texas. Same 2.000 acre tract also being a portion of
Tract" A", Southwood V alley - Section 30, an addition to the City Of College Station, plat being recorded
in Volume 508, Page 571 of the Deed Records of Brazos County, Texas.
Said 2.000 acre tract being more particularly described by metes and bounds as follows:
BEGINNING at a 1/2" diameter iron rod set for the northwest comer of same Tract "A" and also
marking the intersection of the southeast right-of-way line of Texas State Farm-To-Market Road 2818,
commonly known as the West By-Pass, with the east right-of-way line of Welch Avenue;
THENCE N 56 Degrees 59 ' 10" E along said southeast right-of-way line of P.M. 2818 for a distance of
272.25 feet to a 1/2" diameter set for angle point:
THENCE S 32 Degrees 57' 31" E parallel with the east right-of-way line of Welch Avenue for a disltance
of 320.00 feet to a 1/2" diameter set for comer. Same comer also lying on the commohlinebetween Tract
"A" and Tract "C" of the aforesaid Southwood Valley - Section 30;
THENCE S 56 Degrees 59' 10" W parallel to the southeast right-of-way line of P.M. 2818 for a disltance
of 272.25 feet to a 1/2" diameter iron rod set for comer, same comer also lying on the east right.of~way
line of Welch Avenue;
THENCE N 32 Degrees 57' 31" W fllong the east right-of-way line of Welch Avenue for a distance of
320.00 feet to the PLACE OF BEGINNING and containing 2.000 acres of land, more or less.

Field notes of a 6.857 acre tract or parcel of land lying and being situated in the Crawford Burnett Le:ague
- Abstract No.7, College Station, Brazos County, Texas. Same 6.857 acre tract also being a portion of
Tract" A", Southwood Valley - Section 30, an addition to the City Of College Station, plat being recorded
in Volume 508, Page 571 of the Deed Records of Brazos County, Texas.
Said 6.857 acre tract being more particularly described by metes and bounds as follows;
COMMENCING at a 1/2" diameter .iron rod set for the northwest comer of same Tract "A" and also
marking the intersection of the southeast right-of-way line of Texas State Farm-To-Market Road 2818,
commonly known as the West By-Pass, with the east right-of-way line of Welch Avenue;
THENCE N 56 Degrees 59' 10" E along said southeast right-of-way line of P.M. 2818 for a distance of
272.25 feet to a 1/2" diameter iron rod and the PLACE OF BEGINNING;
THENCE N 56 Degrees 59 ' 10" E continuing along said southeast right-of-way line of P.M. 2818 for a
distance of 152.91 feet to a concrete right-of-way monument found for angle point:
THENCE N 58 Degrees 40' 56" E continuing along said southeast right-of-way line of P.M. 2818 for a
distance of 385.97 feet to a 5/8" diameter iron rod found for comer, same iron rod also marking the most
northerly coiner of the aforementioned Tract "A", Southwood Valley - Section 30;
THENCE S 50 Degrees 03' 22" E for a distance of 377.02 feet to a 1/2" diameter iron rod for comer,
same iron rod also marking the most easterly comer of same aforementioned Tract "A";
THENCE S 43 Degrees 38' 41" W along the common line between said Tract "A" and Tract "B" of same
Southwood Valley - Section 30 for a distance of 415.30 feet to a 1/2" diameter iron rod set for angle point;
THENCE S 50 Degrees 38' 05" W along same common line between said Tract "A" and Tract "B" of
same Southwood Valley - Section 30 for a distance of 19.56 feet pass a 1/2" diameter iron rod set marking
the northwest comer of Tract "B" and the northeast comer of Tract "C" of same Southwood Valley -
Section 30, and continuing along the common line between Tract "A" and Tract "C" for a total distance
of 186.37 feet to a 1/2" diameter iron rod set for angle point;
THENCE S 68 Degrees 35' 05" W along said common line between Tract "A" and Tract "C" for a
distance of 341.28 feet to a 1/2" diameter iron rod set for comer, same corner also lying on the east right-
of-way line of Welch Avenue;
THENCE N 27 Degrees 04' 20" E along the east right-of-way line of Welch Avenue for a distance of
17.28 feet to a 1/2" iron rod found for comer;
THENCE N 56 Degrees 59' 10" E for a distance of 272.25 feet to a point for comer;

Southwood Valley - Section 30, an addition to the City Of College Station, plat being recorded in Volume
508, Page 571 of the Deed Records of Brazos County, Texas.
Said 3.879 acre tract being more particularly described by metes and bounds as follows:
BEGINNING at a set 1/2" diameter iron rod marking the northeast comer of Tract "e" and the northwest
comer of Tract "B" of the aforesaid Southwood V alley - Section 30;
THENCE N 50 Degrees 38' 05" E along the common line between Tract "A" and Tract "B" for a
distance of 19.56 feet to a 1/2" diameter iron rod set for angle point;
THENCE N 43 Degrees 38' 41" E along the common line between said Tract "A" and Tract "B" of same
Southwood Valley - Section 30 for a distance of 415.30 feet to a 1/2" diameter iron rod set for comer;
THENCE S 50 Degrees 03' 22" E for a distance of 372.69 feet to a 1/2" diameter iron rod found for
comer, same iron rod also marking the most easterly comer of same aforementioned Tract "B"and lying
on the northwest right-of-way line of Balcones Drive;
THENCE S 46 Degrees 51' 38" W for a distance of 509.52 feet to a 1/2" diameter iron rod set for comer,
same iron rod also marking the most easterly comer of Tract "C" and the southwest corner of Tract "B ";
THENCE N 38 Degrees 08' 03" W along the common line between Tract "C" and Tract "B" for a
distance of 349.30 feet to the PLACE OF BEGINNING and containing 3.879 acres of land, more or les

- Abstract No.7, College Station, Brazos County, Texas. Same 5.060 acre tract also being Tract "C",
Southwood Valley - Section 30, an addition to the City Of College Station, plat being recorded in Volume
508, Page 571 of the Deed Records of Brazos County, Texas.
Said 5.060 acre tract being more particularly described by metes and bounds as follows:
BEGINNING at a set 1/2" diameter iron rod marking the northwest comer of Tract "c" of the aforesaid
Southwood V alley - Section 30, same iron rod also lying on the east right-of-way line of Welch Avenue;
THENCE N 68 Degrees 35' 05" Ealong the common line between Tract "A" and Tract "c" for a
distance of 341.28 feet to a 1/2" diameter iron rod set for angle point;
THENCE N 50 Degrees 38' 05" E along same common line between said Tract "A" and Tract "c" of
same Southwood Valley - Section 30 for a distance of 166.81 feet to a 1/2" diameter iron rod set for comer
and also marking the northwest comer of Tract "B" and the northeast comer of Tract "c" of same
Southwood Valley - Section 30;
THENCE S 38 Degrees 08' 03" E along the common line between Tract "B" and Tract "c" for a distance
of 349.30 feet to a 1/2" diameter iron rod set for comer, same iron rod also lying on the northwest right-
of. way line of Balcones Drive and marking the southeast comer of Tract "c" and the southwest corner of
Tract "B";
THENCE S 46 Degrees 51' 38" W along the aforesaid northwest right-of-way line of Balcones Drive for
a distance of 451.27 feet to a 1/2" diameter iron rod found marking the beginning point of a curve to the
right;
THENCE continuing in a southwesterly direction along said curve to the right and the northwest right-of-
way line of Balcones Drive for an arc distance of 108.44 feet to a 1/2" diameter iron rod found marking
the end of same curve to the right, the curve has a central angle of 10 degrees 21' 19", a radius of 600.00
feet, a tangent of 54.37 and the chord bears S 52 degrees 03' 01" W for a distance of 108.29 feet;
THENCE S 57 Degrees 13 ' 40" W along the aforementioned northwest right-of-way line of Balcones
Drive for a distance of 25.00 feet to a 1/2" diameter iron rod set for comer, same iron rod also marking
the point of intersection of the east right-of-way line of Welch Avenue and the northwest right-of-way line
of Balcones Drive;

for a distance of 442.33 feet to the PLACE OF BEGINNING and containing 5.060 acres of land, more
or less.
