Parking requirements for veterinary clinics
As you recall, Dr. Maxine Stiles has requested and received a Conditional Use Permit to
allow operation of a veterinary clinic at 123 Millers Lane. She has asked us to review the
City's parking requirement because it is her belief that she will not need the number of
spaces that will be required. To aid in your decision, staff conducted the. following
research.
The following cities had parking requirements for clinics and medical offices, but no
separate requirement for vets:
Irving: 5 per doctor
Amarillo: 1 per 300 sf
Bryan: 1 per 300 sf
Odessa: 1 per 300 sf
Port Arthur: 1 per 300 sf
Longview: 1 per 300 sf
The following cities had separate requirements for vet clinics that were different from
medical clinics:
Euless:
1 per 300 sf
Orange:
1 per 400 sf
Denton:
1 per 300 sf
The planner in the city of Denton stated that the ratio of 1 per 300 has worked out quite
well for them. Euless, Orange, and Denton require less parking for vet than for medical
clinics. In contrast, we require 25% more for a vet clinic. The minutes of the meetings
where the requirement was set do not give any support for this ratio.
The ITE Handbook had no studies of vet clinics, but it did have adequate surveys of
small medical clinics. Recalculated to our parking ratios, the results were as follows:
Average parking rate:
1 per 325 sf
Minimum parking rate:
1 per 665 sf
Maximum parking rate:
1 per 195 sf
I also called some of the local vet clinics to discuss parking need during peak times. The
results here were as follows:
Van Stavern
1 vet + 4 empl.
11 to 13 spaces
Southwood Valley Animal Hospital
2 vets + 13 empl.
20 spaces
Boonville Animal Hospital
1 vet + 2 empl.
9 spaces
Dr. Scarmardo
1 vet + 3 empl.
9 spaces
Based on this research, staff has no problem with the requirement of 1 space per 300
square feet of building.
