STAFF COMMENTS:
Conditional use p.ermitsare granted by the Commission, subject to appropriate
conditions and safeguards, when the Commission finds:
A. That the proposed use meets all the. minimum standards established in the Zoning
Ordinance for this type of use.
B. That the proposed use is in harmony withthe purpose and intent of the zoning
ordinance and the plan for physical development of the district as embodied in the
comprehensive plan for the development of the City;
C. That the proposed use will.notbedetrimental to the health, welfare, and safety of
the surrounding neighborhood or its>occupants, nor be substantially or,
permanently injurious to neighboring property.

On February 18, 1993, the P&Z granted the use of the property for a fire station. As a part of
the Conditional Use permitting process, the Commission must also review the site plan.
The PRe reviewed thesite plan on June 30 and recommended approval of the plan with minor
changes relating to landscaping, relocation of the dumpster, and resolutionof driveway
location concerns. The Fire Department, Planning, and Engineering are in the process of
working with Group 4 to revise the plan that will be submitted to the Commission.
