SUBJEcr: CONDITIONAL USE.PERMIT - Campus Theater Nightclub; to be
located on the northwest corner of University Drive and Boyett in the
N orthgate zoning. district. (93-707)
The Project Review Committee met on Wednesday, February 10, 1993 to discuss the
abovementioned .conditional use permit request. The following comments were made
by the various reviewing agents:
BUIIDING:
Repair the existing temporary electric pole prior to issuance of a certificate of
occupancy. Coordinate requirements with Building Official Coy Perry at (409)
764-3741.
PUBLICSERVICBS:
Relocate the dumpster to the. rear of the building. The container must be
screened on three sides from all public rights-of-way. All weather access should
be provided to the dumpster location. . Coordinate. requirements with Sallitation
Su perintendentJimSmith at (409)7 64-3690.

PLANNING:
Coordinate the occupancy load data with Building Official Coy Perry to be
determined prior to the Planning and Zoning Commission meeting scheduled
Thursday, March 4,1993.
Provide the hours of operation to. the Planning and . Zoning Commission.
The landscaping plan that was previously approved is acceptable. The . proposed
raised island within the interior of the parking Jot can have decorative pavers
instead of Jandscapingto allow for easier maintenance.
ENGINEERING:
Provide a sidewalk along Patricia tarun parallel to the parking lot and extend the
length of the property. The walk shown on the site plan must have handicap
ramps and no curb leave outs.
A . drainage development permit is required prior to.. any site work. As part of
paving the. parking area, submit a drainage plan showing any changes in flow
patterns. Coordinate permit details with Project Engineer Deborah Keating at
(409) 764~3570.
Reconfigure the proposed handicap parking area and access to the building. See
if there can be handicap access along the south side of Patricia.
FIRE:
Show nearest fire hydrant. Afire hydrant must be located within 300' (as the
hose. lays) from the furthest point of the. building. Coordinate requirements with
Fire Inspector George Spain at (409} 764-3781.
The sprinkler system will have to be retested prior to issuance of a certificate of
occupancy.
ELECI'RICAL:
Relocate the existing electrical service to. the rear of the building near lot 9.
Coordinate .. details with Electrical Operations Coordinator Tony Michalsky at
(409) 764-3660.
Submit load data .andelectrical service size. information.
G.T.E.:
Coordinate telephone service with 'G.T.E. Representative Laverne Akin at (409)
821-4723.
TCA CABLE:
Coordinate cable service with TCACableRepresentativeMike Lavender at (409)
846-2044. .. .
SUBMIT 13 COPIES OF THE REVISED SITE PLAN BY FRIDAY, FEBRUAlRY 26,
1993 TO BE INCLUDED IN THE PLANNING AND ZONING COMMISSION
