Staff Planner Kuenzel presented the .staffreport. ....Shestated. that the subject . property was obviously
intended. for..fraternity. use; however, each .individual site must come before .the Commission for
review and approval. Sixteen surrounding property owners were notified .of this request with no
response..

. recommendation from the. Texas..A&M . University Department of. Student Activities. He stated that
the intention of the .. developer 'was to. create a subdivision specifically for fraternity use.. Mr. Young
offered to answer any questions pertaining to the proposed request.

Commissioner Hall questioned staff as to the absence ofa landscape plan.

Staff Planner Kuenzel assured Mr. Hall that a landscape plan would have to be submitted and
approved prior to issuance ofabuildi~g permit
Commissioner Mariott moved to approve a conditional use permit request by Aggie Sigma Chi for a
fraternity. house to .be located .on lot 2 .of the Fraternity ... Row Subdivision located at Deacon and
Wellborn Road.. Commissioner Lane seconded the motion which passed unopposed (7- 0)..

A PredevelopmentMeeting was held Wednesday, January 6, 1993 to discuss the above
mentioned conditional use permit request. The following comments were made by the various
reviewing agents:

FIRE:
Sufficient fire protection must be provided before combustibles can be stored on site.
Coordinate details with Fire Inspector George Spain at (409) 764-3709.
Fire lanes are required throughout the parking area.
A fire hydrant must be located within 300' of any portion of the building and no
greater than 500' of the lawn house located in the rear.
Provide hood and extinguishing systems in the kitchen.

ELECTRICAL:
Submit a letter requesting underground electrical service to Electrical . Operations
Coordinator Tony Michalsky at (409)764-3660. The<developer is responsible for the
cost. differential between.. overhead and.. underground . utilities.
Submit load data including size and type of service.
Show all public and private easements on the. site plan .including the slope control
easement.
Be prepared to. screen the electrical transformer from the street right-of-way.
PLANNING:
A total of 81 parking spaces will be required for the first phase of development.
Submit a landscaping plan on a separate sheet prior to the Planning and Zoning
Commission meeting . scheduled. for January 21, 1993. Coordinate requirements with
Mapping Specialist Nanette Manhart at (409) 764-3510.
Verify the property line shown at the driveway entrance. Reconfigure the entrance to
allow a maximum driveway width of 20' on either side of the proposed median.
Coordinate requirements with Transportation Planner Ed Hard at (409) 164-3510.
Parkland dedication requirements are due at the time.of building permit. Coordinate
requirements with Senior Planner JaneKeeaf(409)164-3570.
WATERIWASTE WATER:
Add a vicinity map to the site plan.
Show adjacent property owners.
Show existing public water and sanitary sewer lines.
Show or give the distance to the existing and proposed fire hydrants. Submit
construction documents for any new fire hydrants.
Submit minimum . and maximum loads. for.. the sanitary sewer and water demands to
Engineering Assistant Samantha Smith at (409)164-3660.
BUILDING:
Provide 4 handicap parking spaces.
Show ramp details or how wheelchairs will be able to enter and exit the building.

ENGINEERIN.G:
A drainage development permit is required prior to any site work. Show the 25' slope
control easement . and be able to. provide cross lot drainage. Coordinate permit
requirements with Project Engineer Deborah Keating at (409) 764-3570.
PUBLIC ..SERVICES:
This proposed use will <probably require 2 or 3 of the side loading 400 gallon
containers. These containers must .be located and screened so that they are not visible
from the ... street. Show. proposed . location and.. screening on the site plan. Coordinate
details with Sanitation Superintendent Jim Smith at (409)764-3690.
