SUBJECT: Site PJan-Eil1iteFares FoutpJexes; two proposed fourplexes (eight living
units) on lots4Aand 5A,block2 of Woodway Village Section II; 1806 and
1808 Woodsman Drive. (93-504)
A Project Review Coml11itteemeeting was. held Wednesday, October 20, 1993 to discuss
the above .mentioned . site . PI~n, City Engineer .PuIlen moved to recommend approval of
the plan as submitted, P&ZRepresentative Mariott seconded the motion which passed
unopposed (3 - 0). The following comments were made by the various reviewing agents:
STAFF COMMENTS:
The building setback lines must be staked by a registered surveyor prior to a slab
inspection.
Parkland dedication will be required ptiortq issuance of abuilding permit. The
dedication will be in the. form of a monetary contribution of $225 per . living unit
fora total of · $1800.
A total of 500 landscaping points are required per lot; half of the points must be
in canopy trees,.. A mix of ~ye and Bermuda grass is recommended since
planting. will take place. in. winter.. Note" the sprinkler system and deduct 10%
from the totalpqints required, Revise the landscape plan and resubmit with
construction documents ..for further review..

Correct the building setback lines to read 25' in the front and 20' in the rear.
Provide a turnaround in the parking located in the front of the property
approximately 3' to 4' deep.
A drainage . development permit is required prior toa;ny site work. Coordinate
details with City Engineer David Pullen at (409) 764-3570.
SUBMIT THREE COPIES OF COMPLETE CONSTRUCTION DOCUMENTS WITH
THE REVISED.SIT.EANDLANDSCAPEiPLANS ATTACHED TO CONTINUE
WITH PHASE II OF THE BUILDING PERMIT PROCESS.
